Renovation of a mixed-use development in Duncan, British Columbia. Completed plans call for the renovation of a educational facility.
Scope of work to be provided by the Contractor generally includes, but is not limited to: Plumbing work: .1 Demolition as indicated on drawings. .2 (1) Relocation of Domestic water heater. .3 (1) Expansion tank(s). .4 (1) Domestic water recirculation pump(s). .5 Water systems balancing. .6 Seismic engineering and restraints. .7 Thermostatic mixing valves for all existing hot water fixtures located within the area of work. General Trades work: .1 Demolition as indicated on drawings. .2 Painting. .3 Construction of new water entry enclosure (refer to Cash Allowances) .4 Removal and replacement of ceilings. .5 Structural work and coring required to bring new service into building. Electrical work: .1 Demolition as indicated on drawings. .2 Electrical power to new and relocated mechanical equipment. .3 New electrical lighting/devices. .4 All other scope as indicated within electrical drawings and specifications. Controls work: .1 Temperature sensor and programming for domestic hot water recirc pump. Civil work: .1 Connection to existing domestic water service outside of building. .2 Trenching to building. .3 Patching of existing walkway outside building where new piping is installed. Hazardous Materials work: .1 The Owner will provide the most recent inventory of hazardous materials that is available. .2 Before starting any demolition or disturbing building materials, the Contractor shall retain and pay for a project-specific hazardous materials assessment from a Qualified Consultant in accordance with WorksafeBC requirements to perform the complete scope of work. .3 If hazardous materials abatement is required to perform the scope of work, the Contractor shall retain a Hazardous Materials Abatement Contractor and pay them using the available Cash Allowance. .4 The Contractor shall not disturb any building materials unless confirmed by the report to not contain hazardous materials.
