Demolition and renovation of a municipal facility in Bozeman, Montana. Completed plans call for the demolition of a municipal facility.

The project generally consists of, but is not necessarily limited to, interior demolition of the Gallatin County Annex Building. This includes demolition of interiors such as floor coverings, walls, ceilings, doors, frames, hardware, and insulation. Salvage of items identified on drawings is also included. The bidder must supply all information required by the bid documents and specifications. Insurance as required must be provided by the successful bidder(s), with certificates provided to the Construction Manager. The subcontractor may be required to provide a performance and payment bond after a contract is awarded. The Owner reserves the right to reject any or all bids and to waive irregularities. Work Package: A group of specifications, drawings, and schedules prepared by the design team to describe a portion of the Project Work for pricing, permitting, and construction. The Work of Project is defined by the Contract Documents and includes, but is not limited to, the following: 1. The Gallatin County Annex will undergo a multi-phase renovation due to the structural failure of multiple roof trusses in March 2025. Since then, the building has been unoccupied and remains unoccupied. Phase 1 consists of Interior Demolition (current contract documents). To provide full access to the existing roof truss system to properly repair the structure, all interior walls, ceilings, doors, and associated mechanical, electrical, plumbing, technology, and fire protection systems, as indicated on the Interior Demolition drawings, need to be removed, and other Work indicated in the Contract Documents. 2. Upon completion of Phase 1, Phase 2 - Structural Repairs will commence. This phase includes repair of all existing trusses and the addition of interior shear walls to meet current lateral code requirements. Phase 2 - Structural Repairs will be a separately bid project and permit, which are forthcoming. 3. Following completion of Phase 2 and stabilization of the structure, Phase 3 - Tenant Improvements will begin. This phase includes installation of new interior partitions, ceilings, doors, mechanical systems, electrical, technology, and fire protection systems. Phase 3 - Tenant Improvements will be a separately bid project and permit, which are forthcoming. B. Type of Contract: 1. Project will be constructed under a single prime contract.
