The objective is to select a Construction Manager at Risk to provide preconstruction services for the West Emergency Department project. Responsibilities include cost estimating, constructability review, phasing analysis, procurement planning, and development of a Guaranteed Maximum Price at a designated design milestone. The selected manager will participate in early design and pricing development. If the project budget, Guaranteed Maximum Price, and terms of the AIA A133 agreement can be aligned, a subsequent construction phase agreement may be established, though there is no commitment to award construction phase services at this stage. The project encompasses the creation of a new emergency department of approximately 10,000 square feet with treatment, triage, and urgent care functions, and the conversion of a temporary gravel parking area into permanent patient parking. Construction activities may impact occupied clinic areas, requiring detailed coordination with the UMC representative regarding phasing and infection prevention and control measures.
