The Contractor shall furnish all labor, materials, equipment, supervision, permits, traffic/pedestrian control, and incidentals necessary to demolish and replace all existing sidewalks and entry walkways serving the 28 residential units at Pottawatomie Court. The work includes all concrete flatwork providing pedestrian access to units, common areas, parking, and public rights-of-way as identified on site. All new sidewalks and walkways must meet or exceed current ADA Standards. The scope covers: - Conducting a pre-construction survey and layout - Locating and protecting underground utilities - Coordinating resident notification and minimizing disruption - Demolishing and removing existing sidewalks and entry walkways - Proper disposal of all debris off-site - Protecting adjacent landscaping, buildings, utilities, and irrigation; repairing any damage - Excavating and removing unsuitable material, compacting subgrade, and installing a compacted crushed aggregate base - Placing and finishing Portland Cement Concrete sidewalks and walkways with specific mix requirements, reinforcement, formwork, finishing, and jointing per ADA requirements - Ensuring ADA-compliant dimensions and slopes, along with slip-resistant surfaces and compliant curb ramps - Applying curing for at least 7 days, protecting new concrete, and restoring all disturbed areas - Cleanup, daily debris removal, final cleanup, and punch-list walk-through - Contractor is responsible for field quality control and all work is subject to inspection - Project schedule and phasing are to be coordinated, ensuring accessible routes at all times - Contractor is solely responsible for site safety Payment is based on a lump sum or unit-price bid, with progress payments per contract terms. Contractors must field-measure all areas prior to bidding, and any deviations must be submitted in writing for approval. Exclusions include utility adjustments or relocations beyond incidental protection, landscaping beyond restoration of disturbed areas, interior work, building entrances, or non-sidewalk concrete.
