Site work, new construction and renovation of a recreation facility in Manhattan, Kansas. Completed plans call for the construction of a recreation facility; for the renovation of a recreation facility; and for site work for a recreation facility.

The City of Manhattan, through Sunset Zoo, is requesting qualifications and proposals from qualified firms to provide Construction Manager at Risk (CMAR) services for the Lemur and Americas Exhibits project at Sunset Zoo. This project generally includes a new lemur habitat with animal holding and public viewing areas; new and/or renovated Americas exhibit habitats with animal holding and public viewing areas; community/event gathering space and restrooms; infrastructure improvements; ADA-accessible pedestrian walkways and lighting; and associated site improvements, grading, and landscaping. Interested firms shall provide seven printed copies and one electronic copy of the complete submission. Submissions shall be enclosed in a sealed package clearly marked as specified. The City will not accept oral submissions or copies received by telephone or facsimile. All submissions received after the deadline will be returned unopened. Scope of Project The Lemur and Americas Exhibits project is located in the South American section of Sunset Zoo. The scope of work includes, but is not limited to: A. New Lemur Habitat, including animal holding area and public viewing area. B. New and/or renovated Americas Exhibit habitats, including animal holding areas and public viewing areas. C. Community/event gathering space and restrooms serving the exhibit area. D. Infrastructure improvements including utility connections and upgrades serving the South American section. E. ADA-accessible pedestrian walkways and pedestrian lighting within the project area. F. All associated site improvements, grading, and landscaping. The City and Zoo Trust desire that construction remain phased where possible, such that improvements can be sequenced as fund-raising goals are met. The selected CMAR will be expected to provide phasing recommendations during the preconstruction services phase. All efforts shall be made to keep Sunset Zoo open to the public during construction, with only the active project site closed to guests. The CMAR will be expected to develop and maintain a construction phasing and zoo operations plan in coordination with Zoo staff.
