Renovation of a mixed-use development in Dufur, Oregon. Completed plans call for the renovation of a 22,250-square-foot educational facility.
Proposals are requested from experienced Construction Manager/General Contractors (CM/GC) for the construction of Phase II - South Wing Seismic Rehabilitation Project at the Dufur K-12 School, located at 802 NE 5th Street, Dufur, OR 97021. The project consists of seismic strengthening in the South Wing of the school. Proposers are to provide one electronic copy of their proposal sent via email. Responding CM/GC firms will be evaluated on company overview, firm experience, similar project history, and other criteria specified in the Request for Proposal. Proposals must comply with all prescribed requirements, and the owner reserves the right to reject any proposal not in compliance. Any protest or request for change must be delivered in writing on or before seven days prior to the proposal due date. . All questions shall be directed in writing to Spencer Straub, at spencer.g.straub@imegcorp.com Question Deadline 05/03/2026 at 5:00 PM PT Scope: The project scope includes seismic strengthening for the Dufur K-12 School Phase II Seismic Rehabilitation. The building portion in scope, the south wing, consists of a single-story, masonry and wood structure built in 1956, covering 22,250 square feet. The south wing includes classrooms and a library. The intent is to strengthen the building to an Immediate Occupancy (Seismic Risk Category IV) seismic performance level. Seismic strengthening may consist of the following elements: Add plywood to strengthen the existing roof diaphragm. Provide connections from the roof diaphragm to the CMU walls. Add concrete shear walls with footings. Strengthen the existing rod diaphragm in the library. A copy of the conceptual seismic strengthening scheme submitted as part of the Oregon SRGP application will be distributed at the mandatory onsite Pre-Proposal Conference (see Section 4.3). Construction Budget: The construction budget shall not exceed $1,938,000.
