Demolition and renovation of an industrial development in Caroline, Alberta. Completed plans call for the demolition of a industrial development; and for the renovation of a industrial development.
Project ID: WBS P-007434.01, WBS P-008710.01 Work of this Agreement comprises the following: .1 The Raven Creek Brood Trout Station Expansion - Contract 2 including: Shed 1: .1 Interior removals including building envelope, roofing system panels, doors, rain gutters and downspouts, electrical cables, lights, fans and ducts, HVAC equipment, interior gas lines, slab-on-grade, concrete raceways, and concrete spawning ponds. .2 Power distribution removals. .3 Install temporary fill, protective polysheet and insulation inside the building and to 2 m outside the building. .4 Install new roof bracing. Sheds 2, 3 and Incubation .1 Interior removals including building envelope, roofing system panels, mock windows and frames, doors, rain gutters and downspouts, electrical cables, lights, fans and ducts, HVAC equipment, interior gas lines, slab-on-grade, concrete raceways, and concrete spawning ponds. .2 Remove tanks, cabinets, interior walls, mechanical equipment in the Incubation Building. .3 Remove mezzanine roof and masonry walls and mezzanine piping in the Incubation Building. .4 MCC removals (Sheds 2 and 3). .5 Install temporary fill, protective polysheet and insulation inside the building and to 1 m outside the building. .6 Install new roof bracing (Sheds 2 and 3). Existing Head Pond: .1 Remove piping, valves and fittings, support frames, top 1 m of pipe piles, asphalt lining. .2 Restoration of Pond (placement and compaction of fill material). Piles .1 Trim selected piles to 1 m below grade. Exterior removals .1 Removal of misc. concrete structures, including retaining walls and concrete pads. .2 Removal of wooden footbridges and wooden pipe supports. .3 Removal of septic tank. .4 Relocation of outhouse. Electrical Service .1 Supply and installation of electrical distribution equipment and materials as per Contract Documents. .2 Construct new concrete pad for supporting new metering kiosk as per the Contract Documents and Engineers approval. .3 Contractor to identify presence of visible and buried utilities in the work area. Confirm location of buried utilities by daylighting (e.g., exposing) utility. Contractor to review findings of utility daylighting with the engineer before trenching begins. .4 Contractor to Coordinate with Fortis Alberta for the following: .1 De-energization request for existing power service to the site. .2 Energization request for new kiosk service. .3 Applicable permits and inspections. .4 Contractor to coordinate switch over of electrical services with Fortis Alberta such that power outage for the Remaining Buildings (Admin Building and Staff House) does not exceed 8 hrs. duration. .5 If a longer duration is required, contractor to provide a backup power source to allow for the Remaining Buildings. Backup power source to be sized by the contractor to ensure building operation is uninhibited during the entirety of the outage. .5 Procure metering kiosk per Contract Documents. .6 Coordinate unloading of pad mounted metering kiosk. .7 Install new pad mounted metering kiosk per the Contract Documents. .8 Supply and install grounding system per Contract Documents. .9 Supply and install protective devices and related support systems per Contract Documents. .10 Construct new underground service ducting from existing Fortis Alberta pole to the metering kiosk per the Contract Documents. Cables to be provided installed and provided by fortis Alberta. .11 Existing Administrative Building Electrical Service .1 Construct new underground ducting from the new metering kiosk to existing Administration Building. .2 Install and termination of new power cable from new metering kiosk to existing Administrative Building. .3 Contractor to reuse existing cable plug if compatible with new cable diameter. .4 Contractor to provide new cable plug and receptacle as required if the new power cable is not contractor with the existing plug. .12 Existing Staff House Building Electrical Service .1 Construct new underground ducting to the pullbox. .2 Pullbox may change location shown on contract drawings per information provided during the utility locate and discussion between contractor and Engineer. .3 Installation of pullbox per Contract Documents. .4 Installation of underground duct from pullbox to duct break-in point for existing conduit run to the Staff House Building. Compatible to match diameter of conduit exiting the pullbox to the existing conduit diameter. .5 Duct break-in point may change location shown on contract drawings per information provided during the utility locate and discussion between contractor and Engineer. .6 Additional pullboxes may be required depending on information determined during utility locate. .7 Installation of new power cable from the new metering kiosk to existing Staff House building .13 Temporary Construction Power .1 Contractor to provide kiosk with provisions for future construction power to be added to the kiosk during Contract 3 execution per Contract Documents. .2 Future heavy duty type receptacle and plug to be procured by Contract 3 Contractor. .14 Existing Gas Service .1 Coordination and sub-contracting with Rocky Gas Cooperative to undertake the following work: .2 Isolation and cap the existing 1.5" line servicing the existing sheds and residences. .3 Remove existing meter from existing sheds. .4 Reinstate the feed to the existing residence.
