Sealed bids are requested for the renovation of an existing 31’ x 45’ three-bay garage into a climate-controlled storage area for county records and climate-controlled general-use space with an ADA bathroom. The work includes, but is not limited to, the removal and replacement of the concrete floor, roof, siding, windows, plumbing, and electrical systems, as well as framing modifications with new doors and windows and related appurtenances. Bids are to be submitted for a single prime contract on a lump sum and unit price basis as indicated in the bid form. Bidders must obtain their bid documents from the designated issuing office or website to be listed on the plan holders list. Bid security of 5% is required. The successful bidder must provide insurance, a payment bond, and a performance bond. State prevailing wages for DeKalb County must be paid. Work A. Work includes all labor, materials, equipment, services, and documentation necessary to construct the Project defined herein. The Work may include related services such as testing, start-up, and commissioning, all as required by the Contract Documents. B. The Contractor shall complete all Work as specified or indicated in the Contract Documents. The Project is generally described as follows: 1.
