Site work, renovation and addition to a transportation facility in Cincinnati, Ohio. Completed plans call for the renovation of a 216,103-square-foot transportation facility.

SORTA is seeking to engage a qualified firm to provide comprehensive architectural and engineering design services for the renovation and expansion of the existing Bond Hill garage facility. The selected firm will be responsible for advancing the project from concept through final design, including refinement of the preferred design, and preparation of complete construction documents and technical specifications. Scope Bond Hill was originally built in the 1920s and later, in the 1980s, it went through major renovation and expansion. The Bond Hill property is comprised of a single parcel with an area of 10.75 acres. The building footprint is about 200,000 sq. ft (4.6 acres). Surface parking for employees is provided at the north and west ends of the building (totaling 25 parking spaces) as well as at the east end (245 parking spaces). The current Bond Hill Garage, hereby known as "the Garage," is located at 4700 Paddock Road in Cincinnati, Ohio (Parcel Id 119-0003-0037-90), on 10.75 acres of land as seen in Figure 1. As part of SORTA's fleet expansion, the agency will be purchasing 60-foot articulated vehicles for select fixed route services. This new vehicle type necessitates a renovation and expansion of the Garage to store, repair, and maintain the fleet. The 216,103 square foot (sf) Garage has the capacity to store and maintain approximately 140, 40-foot buses-- about 40% of the agency's fleet. Additionally, the property supports 225 employee parking spaces, and 24 visitor parking spaces along Paddock Road. The Garage has a 24-hour repair shop, with: 10 repair bays 1 chassis wash 1 tire changing bay 2 fuel islands 2 bus washes parts room 2 locker rooms break room training room office space ADA accessibility The existing garage cannot accommodate 60-ft articulated coaches. To support the fleet addition, the maintenance area will need to be renovated for storage and expanded to enable servicing of the articulated vehicles. All work and the design must align with Federal Transit Administration (FTA) guidelines The Garage is 216,103 sf; the addition will expand the Garage on the east side by approximately 18,000 sf, totaling 234,103 sf. The addition will be approximately 80' x 225'. o A mezzanine will be constructed on the new addition to provide an employee break room, and two new locker rooms for mechanics, and will be accessible via a staircase and elevator. The existing mezzanine will be converted to storage. o A new employee entrance will be in the center of the eastern facade, and a dedicated operator walkway through maintenance will give safe access to operations. o The maintenance addition will make room for four (4) new 60-ft vehicle bays and space for one (1) new heavy repair bay and shop. The additional bays will provide maintenance space for 60' articulated buses. Each bay will have a recessed lift and maintenance equipment.The Subject Property is adjacent to railroad right-of-way and was previously used for light industrial and manufacturing. WPTE Inc., based in Dallas, Texas, has owned the property since 2004. o A gravel overflow parking lot for out-of-service buses and employees will be constructed to serve the Garage area at the west portion of the Subject Property. o Construction of a new east-west 2-lane private service drive paved and will not exceed 32' in width and will be approximately 0.30 miles long to access the Garage from Reading Road. o The service road will have gated access from Reading Road and be secured with cameras. o No traffic signals will be added to Reading Road as part of this project. o The Subject Property will have security cameras throughout the property o The Subject Property will be fenced at the perimeter in its entirely. o No structures will be constructed on the Subject Property. o Existing building foundations and elements will be demolished and removed to a maximum of 24" below finished grade level without excavation of any additional substructure. o Trees and shrubs will be removed from the Subject property because of construction. Perimeter erosion control will be maintained around Bond Hill Renovations andAdditions: o Providing adequate maintenance facilitiesfor future 60' and BEB electric buses o Increasing the storage capacity of the bus garage to maximize 60'-bus spots o Modify maintenance to accommodate 60' coaches for repair
