A Water Encroachment Study was completed due to increased occurrences of water infiltration through the basement floor slab and basement walls. The study provided corrective actions to alleviate the water penetration problem. Repairs will include localized concrete wall crack injections and sealing the concrete wall and slab cracks, refinishing and painting of concrete walls and floors with evidence of water penetration, replacing old sump pumps that age could not be verified during the study (approximately 5), and installing backup sump pumps and batteries for added protection in the event of power failure (optional). Additionally, when replacing the sump pump units, it is recommended to install commercial grade duplex (two pumps) sump pumps with float control as well as high level alarm indicators to provide additional capacity, redundancy, and cycling to mitigate the risk of flooding.
