Renovation of a multi-residential development in Hillman, Minnesota. Completed plans call for the renovation of a multi-residential development.
The work includes a residential renovation at 41334 83rd Street, Hillman, MN. The scope covers exterior and interior renovations such as: demo and replacement of soffits with new white aluminum vented soffits; removal and replacement of existing roofing, including sheathing and box vents; installation of Certainteed Landmark shingles; removal of a satellite dish; demo and replacement of patio door and windows with Thermo-tech and Thermotech products; repair and replacement of sheathing, framing, and insulation as needed; demo and replacement of septic tank lids and inspection pipe; and cutting of specified trees to ground level. Interior work includes patching, texturing, priming, and painting damaged ceiling drywall; installation of new smoke detectors to code; demo and replacement of patio door jambs and window extension jambs; and spray foam insulation as required. Include a $5,000 general allowance for wall repairs and a $500 permit allowance. Two bid alternates are required for unit costs on roofing, wall repairs, insulation, and hourly labor, and for supply/installation of heat tape. All work must comply with the 2025 MLB Spec Book and relevant codes. Contractors are responsible for permits, code compliance, and repairing any damage caused during the renovation. Proposals must be submitted as lump sum bids. Contractors must comply with Davis Bacon wage requirements, provide all required supporting documents, obtain proper licensing, and follow all submission and packaging instructions. Preference may be given to Indian organizations and enterprises. For contracts above specific thresholds, special taxes and bonding requirements apply. All proposals must be mailed to the specified address and be properly labeled and packaged for acceptance.
