Phase One consists of the redevelopment of approximately 9.1 acres of developed property west of the Fixed Based Operator (FBO), including demolition of multiple existing hangars and development of a corporate hangar or campus to house Airplane Design Group (ADG)-III to IV aircraft. Proposals must provide programmatic details for redeveloping the site and a schematic design concept for the development. The proposed hangar development must be suitable for aircraft no smaller than a Gulfstream 5, with a wingspan of 84 to 117 feet. The project must include the design, construction, management, operation, and maintenance of an aircraft hangar/hangar complex using current hangar structure technology. Proposals should consider taxi-lane and apron layouts, airfield access, utility corridors, vehicular access, and parking. Factors to be evaluated include FAA design standards, airport topography, lease boundaries, property limits, geotechnical considerations, stormwater management, and airspace evaluation requirements. The development will not include a fuel facility. Descriptions must also cover lounge/office spaces, hangar aircraft support systems, ramps/aprons, and all other relevant information. Responders are to provide a proposed lease rate per square foot based on parcel size, with lease terms potentially spanning up to thirty years. The lessee is responsible for all maintenance, insurance, and code compliance for the facility and improvements.
