The filing represents the first formal step toward full redevelopment of the long-idle site and positions the project as an entertainment hub rather than a traditional retail or residential development. The project is now entering the local planning and land-use review process, where staff analysis, public notice, and any required hearings will determine whether the concept can proceed under current zoning and development regulations. No tenants, construction phasing, or opening timeline have been announced as of April 2026.
