The City of Keene is seeking bid proposals from qualified contractors for the Keene Recycling Center Roof Replacement. The project includes but is not expressly limited to the following scope of work: re-roofing over the existing metal 11,200 square foot roof with insulation and new metal roofing. 1. The Contractor shall furnish all labor, materials, equipment, supervision, and incidentals necessary to complete the reroofing of the recycling building as specified herein. 2. All work shall be performed in accordance with manufacturer specifications, industry standards, and all applicable local, state, and federal codes. 3. The Contractor shall coordinate all work to ensure minimal disruption to facility operations. 2. Site Protection and Preparation 1. The Contractor shall provide adequate protection of all surrounding areas, including adjacent structures, equipment, and ground surfaces. 2. Protection measures shall include tarps, barriers, and other necessary means to safely remove and dispose of debris. 3. The Contractor shall ensure that no damage occurs to the property during the execution of the work. 4. All debris generated from the project shall be promptly removed and disposed of in accordance with applicable regulations. 3.1 Insulation System o Install polyisocyanurate insulation boards (1/2-inch, 1-inch, and 3-inch) per manufacturer specifications. o Fill metal roof flutes with 3-inch insulation. o Install 2-inch insulation over flutes. o Fasten insulation with screws and plates at a rate of 2 per 4 square feet. o Achieve LTTR value of approximately 14. 3.2 Wood Nailers o Install kiln-dried 2" x 12" nailers at eaves. o Install continuous 2" x 6" nailer over infill nailers. o Ensure all wood is level and secure. 3.3 Edge Metal and Perimeter o Install 24-gauge T-type edge metal. o Install PVC-laminated hook strip. o Heat-weld hook strip to membrane. 3.4 Roofing Membrane o Install one of the following: 60 mil TPO, EPDM, or SikaPlan PVC. o Ensure proper adhesion and sealing per manufacturer. o Heat-weld seams where applicable. 3.5 Flashing and Penetrations o Re-flash all curbs, vents, and penetrations. o Use compatible materials. o Ensure watertight seal.
