The contract, if awarded, will be awarded to the most responsive and responsible bidder, which may not be the lowest responder. Each bid must be accompanied by a bid bond, when required, on a surety companys standard bid bond form acceptable to the City in an amount no less than 5% of the amount bid. The city is seeking qualified contractors to provide all labor, materials, equipment, and services necessary to perform a complete roof replacement at the Georgia International Convention Center (GICC). The goal is to ensure the facility remains structurally sound, weatherproof, and compliant with all applicable building codes and safety standards. 419,700 Sq ft SCOPE of SERVICE The selected contractor shall remove the existing roofing system and install a new, fully warranted roofing system at the GICC building located at 2000 Convention Center Concourse College Park, GA 30337. The work must be completed with minimal disruption to ongoing operations and in accordance with all local, state, and federal regulations. General Project Description The contractor shall perform a complete roof replacement on the GICC building, including removal of wet insulation, installation of a new TPO membrane system, flashing, drainage, sheet metal work, and coordination with existing lightning protection and grounding systems. All work must comply with OSHA, NFPA 780, UL 96A, and manufacturer specifications. Moisture scan was conducted on 10/27/25 Demolition / Removal o Remove and properly dispose of existing wet insulation identified in the moisture scan. Remove existing wall flashings for full replacement. o Clean the existing modified roof system to prepare for new membrane installation. o If removal requires adjustment or temporary removal of lightning protection/grounding components, ensure proper storage and reinstallation by a certified specialist if the roofing contractor is not qualified. Installation o Remove any loose debris and prepare the existing roof surface. Install a new TPO membrane system, including installation of walk pads in high traffic and maintenance access areas, fully adhered over the existing roof, ensuring all seams, edges, and flashings are installed per manufacturer specifications.
