Renovation of a municipal facility in Florham Park, New Jersey. Working plans call for the renovation of a municipal facility.

As of 5/20/2026, An addendum for the plans is being issued for the Florham Park HVAC project. The bid opening scheduled for May 19th has been postponed. The Work of Project is defined by the Contract Documents and consists of the following 1. The summary of work identified above is a general outline of the project scope and does not cover all work requirements; see Contract Drawings and Project Specification Manual for specific project requirements. 2. Work included under this section is subject to the contract agreement, general conditions, and contract drawings Provide all material, labor, supervision, equipment and appurtenances required to complete work as specified on contract drawings, including but not limited to a. Replace existing 70 ton air cooled chiller plant, and hot water boiler plant with Variable Refrigerant Flow Heat-Recovery System b. Replace eight existing air handler units; 7 in the attic and 1 in the ground floor boiler room with Dedicated Outside Air Systems (DOAS) with Energy Recovery Ventilators (ERV). The DOAS units will distribute outside air to the facility through new and existing ductwork. c. Provide flooring in attic for new units d. Each office space will be provided with dedicated VRF system and thermostat for space temperature control. e. Provide new BACnet based DDC BMS through manufacturer's Architecture f. Air quantities will be modified throughout the building. Provide rebalance of all new air systems to match new air quantities indicated on plans. g. Provide new Heat Pump Hot Water Heater; Remove Gas Throughout Building h. Provide new LED Lighting and Lighting Controls Throughout Building i. Connect all equipment electrically as per drawings and specifications. j. Provide all ceiling, wall, and architectural work as described k. Provide all Site Work as described. l. All material and workmanship shall be of the best quality and shall be installed in accordance with the best performance of the trade and other work indicated in the contract documents. B. Type of Contract: 1. Project will be constructed under a single prime contract. Question Deadline 05/14/2026 Every request for an interpretation shall be in writing, addressed to the Purchasing Agent, referencing the Contract Name and Contract Number in the subject line, at pvisco@fpboro.net. In order to be given consideration, written requests for interpretation and or clarification must be received at last three (3) business days prior to the date fixed for the opening of the bids. The project generally consists of removing the existing Heating, Ventilation, and Air Conditioning (HVAC) systems and providing Heat Pump Recovery Variable Refrigerant Flow (VRF) system with Dedicated Outside Air Systems (DOAS). The project also incudes replacing the lights throughout the building. Scope of work shall be in accordance with the Plans and Specifications dated 03/05/2026. The Borough Hall building is located at 111 Ridgedale Avenue (Block 1701, Lot #9) within the Borough Hall Complex. The project generally consists of removing the existing Heating, Ventilation, and Air Conditioning (HVAC) systems and providing Heat Pump Recovery Variable Refrigerant Flow (VRF) system with Dedicated Outside Air Systems (DOAS). The project also incudes replacing the lights throughout the building.
