Ashbridges Bay Yacht Club (ABYC) is undertaking a program to renovate its clubhouse to improve member facilities. The program is divided into phases. This request for quotation (RFQ) is solely for the first phase, which requires the development of detailed design drawings, including those issued for permit and construction. The successful architect will develop a concept layout, previously reviewed and ratified by membership, into a complete set of building permit-ready design drawings. The design must meet all current building code requirements for Ontario and the City of Toronto and include consultations with professional engineers for structural, mechanical, electrical, and plumbing design. The design work will involve extensive re-configuration and replacement of plumbing, HVAC, and electrical services on the first floor, as well as facilities for the food and beverage bar and kitchen on the second floor. The scope includes: 1. Addition of an elevator for access to the second floor. 2. Increase in meeting room and classroom space. 3. Renovation and reconfiguration of washroom and shower facilities to improve equity of space, maximize the number of facilities, and meet accessibility standards. 4. Increase in non-inhabitable outdoor deck space on the second floor for member and food and beverage use. The architect will work with the ABYC Board of Directors and support consultations with City Planning Staff, Toronto and Region Conservation Authority, and other necessary regulatory bodies. The architect will lead and coordinate consultants for studies required for municipal planning and permit approval. During subsequent phases, the architect must monitor construction, provide consultation, assist with tendering, conduct inspections, advise on change-orders, identify deficiencies, assist in final inspections, and deliver as-built drawings upon completion.
