Scope of Work: - Upgrade building envelope, including roof, storefront system, and MEP systems. - Electrify building and remove gas. - Renovate exterior patios and walkways. - Convert existing shuffleboard area to exercise area with photovoltaic shade structure. - Restripe existing parking lot and add two EV chargers. - Construct new CMU trash enclosure and provide exterior storage at the new exercise area. Instructions to Bidders: - Project Labor Agreement applies. - All subcontractors must be DIR registered. - DVBE, SBE, MBE, WBE, DBE, and LGBTQQ subcontractors and suppliers are encouraged to bid. - Read the insurance requirements in the bid documents and subcontract (follow the higher requirement). - Bids or proposals accepted by Waisman Construction Inc. are subject to the terms and conditions of its Standard Subcontract Agreement and all project documents, including plans, specifications, bid instructions, conditions, pre-bid addenda, and other incorporated documents. The more stringent requirement among documents applies in case of conflict. - Bidders are responsible for verifying all project bid documents with the awarding authority. - Waisman Construction Inc. may require 100% payment and performance bonds from subcontractors or suppliers, with cost responsibilities as outlined in the subcontract agreement.
