The Contractor shall supply and install new carpet in the Clubhouse 7 Main lounge area and multipurpose room including removal of existing flooring, surface preparation, installation, and final cleanup. 1.2. The Contractor shall supply independent estimates for Clubhouse 7 Main Lounge area and multipurpose room for the removal of existing flooring, surface preparation, installation, and final cleanup. 1.3. Contractor shall provide all labor, materials, equipment, supervision and transportation necessary to provide the Services outlined in this Contract. Contractor Shall: a. Prior to the start of work, coordinate site access, work hours, and material delivery logistics with the Representative's Agent. b. Carry out all Project Documents listed in 1.5 - Sheets (1.0, 1.1, 1.2, 1.3) and Exhibit B Specifications, Details, and Installation Sheet. c. Provide protective barriers and signage to prevent entry by unauthorized personnel and to protect adjacent occupied areas from dust and noise. d. Baseboards shall remain in place and shall not be removed. Use protective coverings or edge guards where necessary. e. Provide protection for all baseboards, wood flooring, wall finishes, and adjacent construction during all phases of work. f. Remove all existing carpet, carpet pad (if any), and adhesive materials. Use methods that prevent damage to the substrate, baseboards, walls, and adjacent finishes. g. Carefully roll and dispose of all removed materials off-site in compliance with City of Laguna Woods and State regulations. h. Contractor shall be responsible for daily removal and proper disposal of all debris generated. i. Any damage to existing finishes caused by contractor operations shall be repaired or replaced at no additional cost to the Corporation. j. Inspect the exposed concrete slab for flatness, cracks, and contaminants. k. Remove any remaining adhesive, paint, coatings, oils, or debris to provide a clean and sound substrate. l. Fill all cracks, voids, and surface irregularities using a compatible cementitious patching or leveling compound approved by the Agent's Representative. m. Sand or grind high areas to achieve a smooth, even surface that meets the carpet manufacturer's installation tolerances. n. Perform moisture vapor emission and pH testing on the concrete substrate using industrystandard ASTM methods (ASTM F2170 for relative humidity and ASTM F710 for pH). o. Submit test results to the Agent's Representative prior to carpet installation. i. Acceptable conditions: Relative humidity <= 75% (or per manufacturer's requirements) and pH between 5.0 and 9.0. ii. If results exceed acceptable limits, the Contractor shall recommend a moisture mitigation system (such as a penetrating sealer or epoxy-based vapor barrier) for review and approval prior to proceeding. p. Contractor shall be responsible for reasonable inspection of all carpet materials prior to installation and for maintaining dye lot integrity during installation. q. Install new Milliken carpet in accordance with the manufacturer's installation instructions and per project specifications. (listed in 1.5 - Sheets (1.0-1.1-1.2-1.3) and Exhibit B Specifications, Details, and Installation Sheet. i. Layout and Planning: 9.q.i.1. Verify room dimensions, orientation, and carpet direction per plan. 9.q.i.2. Dry-lay carpet sections to confirm alignment with architectural plans. 9.q.i.3. Ensure proper pattern alignment between carpet sections and at doorways or transitions ii. Adhesive Application: 9.q.ii.1. Use a manufacturer-approved pressure-sensitive or releasable adhesive suitable for carpet installation. 9.q.ii.2. Apply adhesive uniformly using the correct trowel notch size as specified by the manufacturer. 9.q.ii.3. Allow proper open time to achieve optimal tack before carpet placement. iii. Carpet Placement and Fitting: 9.q.iii.1. Carefully position carpet sections to align with layout marks and seams. 9.q.iii.2. But seams tightly together without overlapping; ensure no gaps, frays, or adhesive seepage. iv. Seaming and Finishing: 9.q.iv.1. Use seam sealer or manufacturer-approved hot melt tape at all seams to prevent fraying. 9.q.iv.2. Trim edges neatly where carpet meets baseboards, door thresholds, or other floor finishes. 9.q.iv.3. Install carpet under existing perimeter baseboards for a clean, finished appearance. 9.q.iv.4. On ramps and high-traffic areas, install carpet tiles with adhesive that is approximately 50% wet to prevent movement caused by rolling loads or heavy traffic. 9.q.iv.5. Verify proper pattern alignment across all seams and transitions. v. Transitions and Edge Treatments: 9.q.v.1. Supply and install ADA compliant new transition strips or moldings where carpet meets wood flooring or other materials. 9.q.v.2. Appropriate transition strips must be installed wherever carpet edges are exposed or where carpet transitions to another flooring type. 9.q.v.3. Apply double undercut nosing at each step, with modules cut to fit both the tread and riser. 9.q.v.4. Ensure all transitions are securely fastened and flush with adjacent surfaces to eliminate trip hazards. vi. Post-Installation Procedures: 9.q.vi.1. After installation, thoroughly vacuum the carpet to remove all loose fibers and debris. 9.q.vi.2. Inspect for wrinkles, bubbles, or visible seam lines; re-roll and re-adhere as needed to achieve a smooth, professional finish. r. Upon completion, remove all protective coverings, adhesives, and waste materials from the site. s. Clean all surfaces impacted by the work and vacuum the carpet using a manufacturerapproved vacuum. t. Schedule a final inspection with the Agent's Representative and complete any and all corrections identified. u. Restrict heavy traffic and furniture movement on the new carpet for a minimum of 24 hours following installation. v. Receive final completion approval from the Agent's Representative.
