Demolition, site work and new construction of a mixed-use development in Pickerington, Ohio. Conceptual plans call for the demolition of a 3,600-square-foot, two-story above grade office development; 3,600-square-foot, two-story above grade retail development; for the construction of a retail development; for site work for a office development; and office development.
The City of Pickerington is in the process of investing in and renovating identified buildings the city currently owns. An existing dental office currently occupies the site at the northwest corner of Hill Road and Columbus Street in the newly branded Elevate District of downtown Pickerington. It is contemplated to demolish the existing building and construct a new 2-story commercial building with a footprint of approximately 3,600 sq. ft. Preliminary concepts include three 1,200 sq. ft. retail businesses on the ground floor and professional offices on the second floor. In accordance with City of Pickerington guidance, elevated feature(s) are to be included in the second-floor design elevation. An existing public parking lot west of the dental building will remain. The anticipated project delivery method is Design-Bid-Build, however Design-Build submittals will be considered. This request for qualifications is mainly for architectural services; however, the proposed project team must include site/civil and MEP professionals (or sub-consultants) as well as contractors in a Design-Build scenario. PROJECT DELIVERY AND SCOPE OF WORK Form of Contract The A/E Contract will be negotiated and executed with the City, or Pickerington CIC Description of Services The A/E will work cooperatively with the City and will provide, among other services, those design professional services customarily furnished in accordance with generally accepted architectural and engineering practice on similar projects, consistent with the terms of Contract. Question Deadline 05/14/2026 All questions must be submitted in writing by e-mail to Development Director, Dave Gulden, dgulden@pickerington.net (contact person) no later than seven (7) days before the above-stated deadline for submission of the Statement of Qualifications. the City reserves the following rights: 1. To reject all statements of qualification, to postpone selection, and to re-solicit or cancel the procurement if deemed in the best interests of the city. The method of Contractor Selection has not been Determined at this time.
