Demolition, site work and new construction of a mixed-use development in North Liberty, Iowa. Completed plans call for the demolition of a 25,700-square-foot fire / police facility; 6,000-square-foot water / sewer project; and 6,000-square-foot municipal facility.
The City of North Liberty intends to enter into a contract for the demolition and construction of a new Cherry Street Firehouse, approximately 25,700 square feet at the current fire station site, as well as a new Parks Shop Building and Water Maintenance Shop building demolition and expansion, both approximately 6,000 square feet in area. The Construction Manager at Risk (CMaR) will be selected through a two-stage solicitation process, which includes a Statement of Qualifications and an Interview and Cost Proposal. Selection criteria include general information, firm relevant experience, team experience and qualifications, local market experience and state preference, CMaR project understanding and approach, project management, safety, and other factors to be defined in the RFQ. Qualified respondents will be asked to submit proposed fees and participate in interviews. The CMaR with the best value proposal based on the published selection criteria and evaluation ranking will be selected. Project Scope: The development of the projects is ongoing, and construction cost range above is contingent on the final decisions on scope. In general, the scope will include the following projects: Parks Shop Building (PSB) Address: 435 South Front Street: Scope includes the demolition of a storage building to the south of the PSB and the construction, site work, and utility work associated with a new 6,000 square foot standalone building located in close proximity to the existing PSB. Work will also include some renovations of the existing building. Project to be completed prior to relocation of Firehouse operations. Water Maintenance Shop Addition (WMS) Address: 433 South Front Street Scope includes construction, site work, and utility work associated with an approximately 6,000 square-foot building addition on the east side of the existing building. Work near this building will also include coordinating the placement of a temporary living quarters structure with the Owner's separate contractor. Project will be responsible to provide associated site, utility, and pedestrian access to this temporary structure. Project to have two (2) separate completions. The first completion will be prior to Firehouse relocation to the WMS. The second completion is after the Firehouse has relocated back to Cherry Street location and will include coordinating the removal of the temporary facility with the Owner's separate contractor. Project scope will include capping of associated utilities. Cherry Street Firehouse (Firehouse) Address: 25 W Cherry Street: Scope includes temporary relocation of the North Liberty Fire Department to the completed Water Maintenance Shop Addition prior to the demolition of the existing single story fire station building and associated storage shed onsite. The scope also includes construction of a two-story fire station with approximately 27,000 square feet and the associated site and utility work. A component to consider with firehouse construction is a rated storm shelter of approximately 1,500 square feet included in the firehouse footprint. New firehouse will be constructed on the existing fire station site.
