Renovation of a residential development in Troy, New York. Completed plans call for the renovation of a residential development.
This project is regarding the interior painting (approximately 2800 Sq Ft) and exterior painting of the entire house including all decks, railing, and ramps etc. OPWDD will provide the contractor awarded the project with a floor plan and a color scheme for each home. The vendor shall provide all labor and materials necessary to complete the work in a professional manner per the scope of work and architectural drawings if supplied. Work is to be completed within 60 days of award, unless modified below. This is a NYS Public Works project and prevailing wages, and certified payroll are required. A copy of the certified payroll will be attached with the invoice at the end of the project and copies materials purchase. Refer to attached specification for the following scope of work. Site must be cleaned, and all materials secured at the end of each workday. Absolutely no scraps, especially fasteners, are left unsafe. Upon completion of Interior and exterior Painting, before removal of equipment and scaffolding, the contractor is to schedule a quality control and quality assurance inspection with the appropriate Work Control representative. SCOPE OF WORK includes, but is not necessarily limited to the following: Interior: o Contractors will be required to work around the needs of the individuals and staff in the homes. o All paint must be standard colors or finishes available from Passonno Paint color pattern. Any other paint brands must be approved by the Capital District DDSO Provide finish coats that are compatible with primers used. o Painted surface that are not specifically mentioned, Passonno Paint white semi-gloss paint is to be applied. o The entire interior of the house is to be painted. If applicable, all doors, door trim, windows, window trim, crown, baseboard, and chair moldings, walls, ceilings, garage (if sheet rocked), basement (if sheet rocked), stairs (including basement stairs, if painted), etc. will be painted. o Spread drop cloths over floors and room furnishings. covers surfaces including but not limited to baseboards, doorframes, and windows with masking tape and paper to protect surfaces during painting. o Remove fixtures, including but not limited to pictures, electric switch covers, receptacle covers, etc. from walls prior to painting. o If applicable remove old paint from surfaces, using a scraper, sandpaper, or a wire brush to prepare surfaces for painting. Smooth surfaces, using sandpaper, brushes, or steel wool. o All nail holes, cracks, open joints, splits, etc., are to be filled or caulked, using the appropriate material. Any holes requiring sheetrock for patching will be repaired. o Do not paint over dirt, rust, scale, grease, moisture, scuffed surfaces, or conditions detrimental to formation of a durable paint film. o Paint surfaces using brushes or paint rollers. o Paint exposed surfaces with colors that are designated in the floor plan schedules attached except, where a surface or material is specifically indicated not to be painted or is to remain natural. o Painting is not required on prefinished items, Vinyl, brick, concrete, aluminum flashing surfaces, concealed surfaces, operating parts, equipment ID tags or labels, or Trex composite decking. o Apply paint according to manufacturer's directions. Use applications and techniques best suited for substrate and type of material being applied. o Apply coats of paint, varnish, stain, enamel, or lacquer to decorate and protect interior or exterior surfaces, trimmings, and fixtures of buildings and other structures. (Use water base to minimize the odor.) All products must have a low VOC rating. Each area painted will receive one coat of primer and two coats of finish color paint. o Apply additional coats if undercoats, stains, or other conditions show through final coat of paint until the paint is of uniform finish, color, and appearance. o The number of coats and the film thickness required are the same regardless of the application method. Do not apply succeeding coats until previous coats have cured. o Labels: Do not paint over Underwriters Laboratories, Factory Mutual, or other code-required labels or equipment name, identification, performance rating, or nomenclature plates. o Sheetrocked basements and garages are to be painted one coat of flat white. Primer is not required. (Foundation and cinderblock walls are not to be painted.) taping may be required. o Paint colors, surface treatments, and finishes are indicated in the schedules and based off the Passonno Paint color charts. Exterior: o All decks, ramps, and railings are to be either stained or painted. Including front decks/ramps. o Trex decking is not to be painted. o Any railings, spindles, and supports (including Pergolas) are to be stained or painted depending on the previous sealant. o Outdoor metal railings are to be painted with a DTM - matching color. o The exterior doors, wooden door trim, and wooden garage trim are to be painted. Matching existing colors. o All wooden columns will be painted. o Porches will be either stained or painted. Including porch floors and ceilings. Matching the existing color. o Wooden siding is to be painted or stained depending on the previous sealant. o Sheds and fences will be stained or painted.
