Site work and paving for a mixed-use development in Peachtree Corners, Georgia. Conceptual plans call for site work for a sidewalk / parking lot; and road / highway.

The services to be performed by the consultant include but are not limited to the following: Phase 1: Traffic Study, Survey & Database - Complete a topographic survey - Perform a traffic study (using previously completed traffic counts) - Complete an operational analysis and 95th percentile queue lengths for the intersection at Peachtree Parkway (SR 141) and Peachtree Corners Circle Phase 2: Construction Plans & Bid Documents - Develop construction plans including but not limited to: cover sheet, index, typical sections, cut/fill limits, right of way and/or easement areas (to be included on mainline plans), drainage profiles, driveway profiles if needed, plan sheets, erosion control plans - Coordination with utility companies - Preparation of a construction cost estimate - Plans should generally remain within existing alignment and avoid utilities where possible; right of way or easements will be indicated if needed - Address plan review comments - Prepare a bid document package including construction plans, specifications, bidding details, and bid cost worksheet - Provide a bid advertisement document - Respond to questions from bidders - Prepare addenda as needed - Coordinate and attend the bid opening and review bids for award - Review the bids and the qualifications of the lowest bidder - Prepare a bid recommendation letter Phase 3: Construction Administration - Prepare the contract agreement between the City and the selected contractor - Coordinate the pre-construction meeting - Provide 7-day letter, as needed - Provide responses to questions during the bidding and construction phases as needed - Coordinate with contractor and utility companies - Review and approve contractor’s pay applications - Periodically review contractor’s operations - Coordinate and conduct final inspection and prepare final punch item list - Process project’s close out documents Instructions to Bidders: - Submit an original Qualification Based Proposal marked “RFQ 26-01 LMIG 2026.” Electronic submissions are adequate and encouraged; hard copy submittals must include the consultant’s name and address and an electronic copy on flash drive. Proposals must strictly comply with the qualifications and be concise, with a maximum of ten 8.5” x 11” one-sided pages (exhibits may be 11” x 17”). Required font size is 12 point except for tables, charts, and exhibits. Proposals must include a cover letter, project summary, methodology, proposed schedule (GANTT chart), project staff list and experience, and no fewer than three references for similar recent projects.
