HHSC PCS is seeking competitive bids to establish contract(s) for interior painting for Building 766 at the San Antonio State Supported Living Center. The required services to be provided are interior painting services for building 766 located at San Antonio State Supported Living Center. Services shall include painting of all walls, with the corridors, lobby, dining room, eleven (11) bedrooms (room numbers 116, 115, 114, 113, 112, 165, 164, 162, 160, 159 and 158), eight (8) restrooms (room numbers 118, 119, 123, 127, 151, 152, 156 and 157), laundry room (excluding the linen closet), doors, window frames (including hallways and recreation room window frames) and associated trim work. Services shall be performed with minimal interruption to the buildings' residents and while the building is occupied and during the residents' normally scheduled activities. The following requirements are intended to describe the general scope of the project, but in no way limit the contract with respect to the extent of work indicated in the specifications and is subject to the terms and conditions of the contract. The awarded Contractor shall repair and paint all existing drywall damages, dents and imperfections. All furniture and items shall be removed from residents' rooms by facility staff prior to painting and will be returned and set up by facility staff. Contractor shall maintain a qualified crew and supervisor throughout the duration of the work and ensure quality control. Upon award, the awarded Contractor and San Antonio SSLC designee shall determine a mutually agreeable schedule for completion of painting services. General Scope of Work: Summary a) This Section includes surface preparation and field painting of the following: 1. Exposed interior items and surfaces. 2. Surface preparation, priming, and finish coats specified in this Section are in addition to shop priming and surface treatment specified in other Sections. b) Paint all exposed surfaces, except where the paint schedules indicate that a surface or material is not to be painted or is to remain natural. If a surface area or item not specifically mentioned for painting, prior to the painting of the item or surface it will be brought to the attention of Central Plant Maintenance management. Facility Management shall have the final decision on the selection of colors and finishes. c) Painting does not include field painting of exposed bare and covered pipes and ducts (including color Coding), hangers, exposed steel and iron work, and primed metal surfaces of mechanical and electrical equipment. d) Do not paint prefinished items, concealed surfaces, finished metal surfaces, operating parts, and labels. e) Prefinished items include the following factory-finished components: 1. Architectural woodwork and casework. (Plastic Laminate). 2. Acoustic ceiling panels. 3. Light fixtures. f) Labels: Do not paint over Underwriters Laboratories (UL), Factory Mutual (FM), or other code, required labels or equipment name, identification, performance rating, or nomenclature plates. Definitions a) General: Standard coating terms defined in ASTM D16 apply to this Section. 1. Eggshell refers to low-sheen finish with a gloss range between 5 and 20 when measured at a 60-degree meter. 2. Satin refers to low-sheen finish with a gloss range between 15 and 35 when measured at a 60-degree meter. 3. Semi-gloss refers to medium-sheen finish with a gloss range between 30 and 60 when measured at a 60-degree meter. 4. Full gloss refers to high-sheen finish with a gloss range more than 65 when measured a 60-degree meter. b) MDF: mils (thousandths of an inch) dry film thickness. c) MWF: mils (thousandths of an inch) wet film thickness.
