Ben Reifel Gymnasium Improvements Pro Sisseton School District 54-2, South Dakota is Soliciting Request For Proposals for Construction Manager at Risk Services (Cmar) From Interested Firms to Assist With Additions and Renovations to the Existing Facilities Located in Sisseton, Sd. Sisseton School District 54-2 is soliciting proposals for Construction Manager at Risk Services (CMR) to assist with the District's potential school addition and renovation project. Structural concerns identified in the Ben Reifel Gymnasium (including foundation movement driven by expansive clay soils and an inadequate lateral bracing system) prompted Sisseton School District to commission CO-OP Architecture to complete a study evaluating options for the facility. The plan presents four conceptual approaches: ( 1 ) renovate and structurally reinforce the existing Ben Reifel Gym only; (2) construct a new auxiliary gymnasium while retaining and structurally repairing Ben Reifel as the competition venue ; (3) construct a new competition gymnasium while converting Ben Reifel into an auxiliary/practice facility; and (4) fully demolish Ben Reifel and construct replacement competition and auxiliary gymnasiums. Building additions across these options range from roughly 22,000 to 60,000 square feet. The total project budget for this work ranges from approximately $ 10-25 million, dependent on scope of final option determined by Owner, with input from Architect and Construction Manager, following a period of public input. For the purposes of this response, prepare fees for two assumed scenarios: 1 ) $10M Construction Cost and 2) $20M Construction Cost. The District has contracted with CO-OP Architecture for Architecture and Engineering services in relation to this potential project and therefore, the selected firm would be assisting them throughout the design and specification development of this project and would also provide construction manager services throughout the construction . The District is required to competitively bid the project once plans and specifications are complete and the School Board is comfortable with the cost estimates and construction timelines. AIA Document A133 will be utilized for the agreement between the CMAR and District. Due to the amount of interest, site visits for interested parties will be consolidated into one visit August 11 , 2026 at 3pm.
