The contractor shall provide all labor, materials, equipment, and supervision necessary to complete the office remodel, including but not limited to: A. Demolition and Structural Modifications • Selective demolition of existing interior walls and doors, incased in brick walls where applicable • Proper removal and disposal of all demolished materials • Protection of adjacent occupied areas • Preparation of spaces for new construction B. New Construction • Construction of new interior walls and partitions as shown on the attached diagram • Installation of new doors, frames, and hardware per diagram and applicable codes Framing, drywall, finishing, and painting of all new and affected areas C. Casework and Fixtures • Installation of countertop D. Flooring and Base • Installation of new carpet throughout the remodeled area • Installation of new cove base throughout. Ceilings and Lighting • Replace all ceiling tiles in the remodeled area • Coordination of lighting modifications as required F. Electrical and Data • Provide all new electrical work as required by code • Provide new power and judicial data connections as needed. • Provide power and data at 2' below finished ceiling for wall-mounted displays as needed. Coordinate all electrical and low-voltage work to ensure full functionality H. Window Treatments • Furnish and install new surface-mounted blinds/shades on all windows within the remodeled area G. HVAC, Life Safety, and Fire System • HVAC modifications and balancing as required • Refabricate, modify, or extend the fire alarm and fire sprinkler system as required by the remodel Life-safety coordination per code • All work must meet ADA, building, electrical, mechanical, plumbing, and fire codes
