Remodeling of a mixed-use development in Chicago, Illinois. Completed plans call for the remodel of a theater / auditorium.

Bid readings are public and held on Google Meet. Pre-qualification requirements: Open to contracted pre-qualified pool for various trades only. Overview: The scope includes the removal of existing seating, reuse of salvageable components, and the installation of both new (first and second row) and refurbished seats (as needed throughout remaining rows) to restore full functionality and improve overall seating condition across multiple rows. 1) Remove the first two rows of auditorium seating, salvage any reusable components for future installation, and dispose of all non-reusable materials in accordance with CPS standards. 2) Assess all auditorium seating for damaged units, identify which salvaged seats can replace them, and provide CPS with a reuse plan indicating their final installation locations. 3) Verify dimensions, anchoring points, row spacing, floor pitch, and ADA/egress compliance to ensure accurate seating replacement and installation. 4) Manufacture, deliver, and install new auditorium chairs (approx. 40 or as field verified) that match existing seating, ensuring compatibility with anchoring. 5) Contractor to secure necessary permits. 6) Contractor to field verify dimensions and specifics of all projects listed above before placing bid. 7) Not responsible for contractor errors as a result of non-field verification. 8) Materials and installation must comply with CPS Standards and Specifications as listed on a) SECTION 12 61 00 Fixed Audience Seating b) SECTION 12 61 01 Fixed Audience Seating Retoration 9) Secure job site overnight if work is not completed in one day. 10) If building or CPS properties are damaged during construction, contractor to replace and/or repair as necessary. 11) Provide necessary labor and materials to fix/correct issues preventing any or all of the projects to be marked as completed. 12) All work shall be coordinated with the Board authorized representatives to complete in an agreed upon time frame. 13) Contractor is to remove and dispose of materials torn out and any construction debris. 14) All trash must be removed off-site by contractor. 15) Clean the surrounding area and make sure all is swept of debris. Question Deadline 05/19/2026 All questions/requests must be received two (2) business days prior to bid closing.
