The project consists of renovations and additions at the High School Music Wing and Greenfields School, including related architectural, structural, mechanical, electrical, plumbing, and site work. Bidders must be prequalified by the New Jersey Division Property Management and Construction in the trade categories of General Construction or General Construction/Alterations and Additions, or name such prequalified subcontractors. Bidders are required to submit a single Lump Sum Bid for all work and materials. Bids must be sealed and delivered to the specified address. The envelope must include the contract title, bidder's name and address, date, and time of submission. Physical copies of documents will not be sent; all requests and inquiries must be submitted electronically. It is recommended that bids be sent by certified or overnight mail to ensure delivery, or be hand-delivered during designated hours. The Board will not be responsible for bids lost in transit or delivered incorrectly. NJ 08093, Greenfields Elementary School 15 Hill Ln, Woodbury, NJ 08096 Bids may also be submitted to the School Business Administrator/Board Secretary, Mr. Steven Jakubowski, or his designee at the bid opening meeting, prior to the advertised date and time The Work of Project is defined by the Contract Documents and includes, but is not limited to, the following: 1. Work includes, but is not limited to, the construction of an addition to the existing building to accommodate a new concrete-filled metal pan stair and a hydraulic machine-room-less (MRL) elevator. 2. The addition shall consist of a structural steel frame supporting a steel roof deck with rigid insulation and SBS modified bitumen roofing membrane. The exterior wall assembly shall match the existing building construction and consist of CMU cavity wall construction with brick veneer. 3. The existing APR glazed structure shall be removed in its entirety. The existing CMU knee wall below the storefront glazing system shall remain and be protected during construction. A new structural steel roof and exterior wall system will be constructed at this location, incorporating aluminum-framed storefront windows. 4. The existing exterior guard wall shall be demolished in its entirety and replaced with a new code-compliant guardrail system. 5. The existing slab-on-grade and existing underground storm sewer piping within the area of work shall remain and be protected during construction. 6. The new APR addition shall include gutters and downspouts connected to the existing storm sewer system. 7. Electrical work includes associated upgrades required to support the new elevator, stair mechanical equipment, and lighting modifications. 8. New interior and exterior lighting shall be provided as indicated. The Work of Project is defined by the Contract Documents and includes, but is not limited to, the following: 1. Alterations to the existing music wing include the renovation of two offices, practice rooms, a storage room, and stage storage to create two new office spaces, three practice rooms, music room storage, stage design storage, a music library, and an electrical room. Work includes new flooring, partitions, doors, ceilings, and lighting throughout the alteration area. 2. The project also includes a 4,000 square foot addition constructed off the existing bearing wall, providing a new band room and a new vocal/choir room. An additional exit vestibule will be added off the corridor. 3. The existing HVAC system serving the alteration area will be removed in its entirety and replaced with new systems serving both the addition and alteration areas. 4. The existing music wing roof system will be removed down to the structural deck and replaced in its entirety. 5. Solar Panel Scope a. Existing photovoltaic panels, racking, wiring, inverters, and associated equipment shall be carefully disconnected, removed, stored, and reinstalled as required to facilitate roof replacement. b. General Contractor shall coordinate all work with the Owneris solar vendor/operator. Removal and reinstallation shall be performed by, or under the direct supervision of, the Owneris authorized solar contractor to maintain system warranty and interconnection agreements. c. GC is responsible for scheduling, protection of equipment, temporary shutdown coordination, and full system reconnection. System shall be returned to full operational status at project completion. 6. The project will be constructed while the remainder of the building remains occupied. Coordinate all temporary protection, phasing, and access with the School District and Civil Engineer. 7. Contractor shall coordinate all construction activities, phasing, access, temporary protection, shutdowns, and deliveries with the School District to minimize disruption to ongoing school operations. 8. Provide temporary enclosures, weather protection, dust barriers, noise control measures, and secure separation between occupied and construction areas. Maintain safe egress, fire protection systems, and utility services to occupied areas at all times unless otherwise approved by the School District. 9. The project includes associated site and civil improvements required to support the building addition, including grading, stormwater management adjustments, modifications to existing utilities, accessible path of travel updates, paving restoration, and coordination of underground services. All work shall comply with applicable NJDEP, Soil Conservation District, and local jurisdictional requirements.
