Renovation of a mixed-use development in Twentynine Palms, California. Completed plans call for the renovation of a educational facility.

Bid #26-03 HVAC Replacements at Various Sites for the Morongo Unified School District at Onaga Elementary School, Twentynine Palms Elementary School, Twentynine Palms Junior High School, Twentynine Palms High School, and Yucca Valley High School. Bids must be submitted in a sealed envelope marked for the project. Each bid must include all required bid documents and bid security, and must conform to the bid package specifications. Acceptable California Contractor License classifications for submitting a prime bid are A or B and C-20. A Payment Bond and a Performance Bond, each equal to 100% of the Contract amount, will be required prior to execution of the contract. Contractors may use certain securities instead of withheld monies per Government Code Section 4590. The project will be subject to prevailing wage requirements as obtained from the Director of the Department of Industrial Relations. All contractors and subcontractors must comply with registration and compliance monitoring requirements as set forth by the Department of Industrial Relations, including online registration and proof of such registration for the bid evaluation. PRE-QUALIFICATION REQUIREMENTS: All prime contractors holding an A, general engineering, or B, general building license and all electrical, mechanical, or plumbing prime contractors holding a C-4, C-7, C-10, C-16, C-20, C-34, C-36, C-38, C-42, C-43, or C-46 license must be pre-qualified by the District. All listed electrical, mechanical, or plumbing subcontractors with those licenses must also be prequalified prior to being listed by a prime bidder. Prequalification packages must be submitted at least ten business days prior to the bid date if not already on the District's current prequalification list. Replace existing HVAC mechanical equipment with new Trane (or District-approved equal), equivalent capacity units for the Morongo School District at the following addresses, listed below. o Onaga Elementary School: 58001 Onaga Trail, Yucca Valley, CA 92284 o Twentynine Palms Elementary School: 74350 Playa Vista Drive, Twentynine Palms, CA 92277 o Twentynine Palms Junior High School: 5798 Utah Trail, Twentynine Palms, CA 92277 o Twentynine Palms High School: 72750 Wildcat Way, Twentynine Palms, CA 92277 o Yucca Valley High School: 7600 Sage Ave, Yucca Valley, CA 92284 Contractor is expected to provide full turnkey services under a design-build contract for the scope described in this RFP. This document is intended to provide contractors with District's high level design intent; it is the winning contractor's responsibility to determine engineering and construction details. Omissions in this scope of work shall not inhibit winning contractor from delivering operable HVAC systems that meets code requirements and are ready for student occupancy. The scope of work for this project is as follows: o Demolition & removal of existing equipment o Contractorretains equipment salvage rights o Disposal of units and refrigerant o Contractorto furnish equipment and accessories, including economizers, and filters o Contractor to transport and offload equipment to sites o Site "laydown(s)" to be coordinated with District o Safe off and lock out/tag out natural gas and electrical connections Electrical disconnect / reconnect of unit o Disconnect & reconnect of rooftop condensate piping from POC at unit o Furnish & install new condensate P-Traps for each unit and connect to existing condensate drops. o Disconnect & reconnect rooftop ductwork between unit and existing, above-roof, ductwork. Ductwork to remain shall be sealed or replaced as applicable. o Provide all rigging to remove and replace HVAC units. o Contractor shall replace existing smoke detectors and carbon monoxide sensors and reconnect to existing fire life and safety systems as required by code. o Remove and dispose of existing curb adapters and replace with new. "Stacking" of curb adapters shall not be permitted. o Horizontally discharged rooftop units shall be isolated from roof structure to match existing conditions (ie, spring isolation). Mount all units per structural engineer requirements. o Contractor to furnish and install electrical conduit and new NEMA 3R fused disconnect on units without internal disconnects. o Contractor to match fuses to unit MOCP. o Existing wire through roof to be re-used. o Contractor to provide new branch conduit and wire from disconnect to units as needed. o HVAC unit startup
