Provide all labor, materials, equipment, and supervision necessary to perform major maintenance and repair work on 17 single-family standalone homes and associated properties at Montauk Springs Family Housing. Work includes complete removal and replacement of existing septic systems with new town-approved low-nitrogen systems, decommissioning existing wells, and installation of new domestic water service laterals at designated homes. Heating, ventilation, and air conditioning systems will be fully replaced, and new roof and gutter systems will be installed on all specified residences. Additional work includes repair and replacement of exterior site features such as driveways, walkways, and fencing; replacement of basement bulkhead doors; subfloor repairs; and installation of insulation and wallboard where required. Electrical and plumbing systems will be upgraded with new wiring, devices, and fixtures in kitchens and bathrooms. All kitchens and bathrooms will undergo full renovation with new finishes and fixtures. Existing hardwood floors will be refinished, and new hardwood flooring will be installed where specified. Interior finishes will be restored through patching and repainting of all wallboard surfaces, including seam repairs. The contractor shall also professionally manage relocation services, including moving household belongings from Phase II units into completed Phase I units. Optional work includes extensive repairs and improvements at 6 Presidio Place, consisting of HVAC replacement, new electrical and plumbing systems, new roofing and gutters, a new basement bulkhead door, full kitchen and bathroom renovation, new flooring, and complete interior painting. Additional optional work at 20 Broadway Avenue includes HVAC replacement, new electrical and plumbing systems, new roofing and gutters, kitchen countertop replacement, bathroom renovation, and refinishing or replacement of all flooring. The estimated value of the procurement is between $5,000,000 and $10,000,000.
