Contractor shall provide all work, including all equipment, materials, labor, and supervision necessary to repair 17 single-family standalone homes and their properties at Montauk Springs Family Housing. Work includes complete removal and replacement of existing septic systems with new town-approved low-nitrogen systems; decommissioning existing wells and installing new domestic water service laterals at designated properties; and full replacement of heating, ventilation, and air conditioning systems. Roofing and gutter systems will be replaced on specified homes, along with repair and replacement of exterior site features such as driveways, walkways, and fencing. Interior and exterior repairs include replacement of basement bulkhead doors, subfloor repairs, and installation of insulation and wallboard as necessary. Electrical and plumbing upgrades include new devices, wiring, and fixtures in kitchens and bathrooms. Kitchens and bathrooms will be fully renovated, flooring will be refinished or replaced with new hardwood where specified, and all interior spaces will be patched and repainted. The work also includes professional relocation of household belongings between project phases. Optional work includes extensive repairs and improvements at 6 Presidio Place and 20 Broadway Avenue, including HVAC replacement, new electrical and plumbing systems, roofing and gutters, interior renovations, flooring work, and painting.
