**This is Swinerton negotiated work and we are asking for budgetary pricing for the 100% DD milestone.** The project is for the phased construction of a new campus for the Garfield Elementary School in Oakland, California to replace the existing 2-story building that currently houses classrooms, administrative offices and multi-purpose room. Two new buildings will be situated on the east side of the site and will have a structurally-separate covered walkway between: Building A is ~41,000 sf at the south portion of the site. The two-story portion houses 6 early childhood education classrooms, 9 standard classrooms for grades 3-5, 2 sped classrooms, a multi-purpose room, kitchen and servery. The one-story portion houses administrative offices. Building B is ~29,775 sf at the north portion of the site. The two-story portion houses 4 early childhood education classrooms, 6 standard classrooms for grades 1-2, 2 sped classrooms, art classroom, music classroom, and the family resource center. The one-story portion houses the library. This new campus is designed to accommodate approximately 656 students from pre-k through grade 5, and about 84 teachers and staff. Buildings A & B will be steel-framed type II-B construction with automatic fire sprinkler protection. Classrooms will be 'E' occupancy, administrative offices and family resource center will be 'B' occupancy, and multi-purpose room and library will be 'A-3' occupancy. Upper floor classrooms will have spacious interior circulation with access to shared, flexible, learning and breakout spaces. Lower floor classrooms will have exterior circulation with direct access to playgrounds and courtyards. Site design will include: Street-facing entry plaza courtyard Interior courtyard with playgrounds and outdoor learning spaces Sports field, blacktop play areas, natural play areas Garden Staff parking area Other site work includes site utilities, grading, and landscaping. This project will be phased so the existing building and a western portion of the blacktop will remain in use by the school during construction of the new building. The existing site on the east will be demolished, then the new buildings, entry plaza courtyard, and an eastern portion of the interior courtyard will be constructed.
