Renovation of a mixed-use development in Burlington, Iowa. Completed plans call for the renovation of a educational facility; and educational facility.
The Project consists of the removal of existing heating water boilers at James Madison School (2132 Madison Avenue, Burlington, IA 52601) and these boilers' relocation to Burlington High School (421 Terrace Drive, Burlington, IA 52601). The existing steam boilers in the high school will be removed along with all other steam system components including two heat exchangers, the condensate return tank and pumps, and all associated piping, controls, and appurtenances. The relocated boilers will be installed and the heating water system piping will be revised to eliminate the steam system connection connection. Work is to begin on June 29, 2026 and must be substantially complete by October 1, 2026. The existing hot water boiler at the high school must be operational by August 3, 2026, and heating capability must be maintained after this date. Any disruptions must be coordinated with the owner with a minimum of 48 hours of notice, aiming to limit disruptions to school operations. Bids must be submitted on a lump sum basis for a single prime contract. Each bid must be on the provided form and sealed in an envelope. Bid security in the amount of five percent must be submitted in a separate envelope. The successful bidder will be required to furnish both a Performance Bond and a Labor and Material Payment Bond, each in the amount of one hundred percent of the contract amount, within ten days of the "Notice of Intent to Award." The School Board may award the contract to the lowest responsive, responsible bidder, but reserves the right to reject any or all bids and waive informalities as allowed by law. Preference will be given to products and provisions grown and/or produced within the State of Iowa as per statutory authority. All bidders must provide a statement regarding the bidder's resident status on the designated form from the Iowa Department of Labor Commissioner. Email and facsimile bids will not be accepted. Bidders are responsible for ensuring timely delivery of bids to the correct location. No bid may be withdrawn for thirty calendar days after the bid opening.
