The work includes but is not limited to building envelope, structural, and associated electrical mechanical rehabilitation required to support roof replacement works. The work generally comprises removal and replacement of the existing roof assemblies with a new two-ply modified bitumen system, including tapered insulation; replacement of flashings and roof drains; removal and reinstatement of pavers with replacement of damaged units; and localized concrete repairs to the roof deck (cash allowance to be included as identified on drawings). The scope also includes replacement of sealants to ensure a complete installation, upgrades to lighting fixtures with energy-efficient LED units, and provision of lowering devices where access is constrained. Electrical and mechanical work includes rerouting and repair of damaged conduits, updating lighting control schedules, and temporary disconnection and reinstatement of rooftop mechanical equipment, lighting, receptacles, and affected fire alarm systems. The lightning protection system is to be removed, reinstated, and recertified. All systems are to be fully tested and returned to operational condition upon completion.
