Site work and new construction of a residential development in Ottawa, Ontario. Completed plans call for the construction of a 61,600-square-foot, 56-unit residential development; and 9,696-square-foot, 12-unit residential development.

The scope of work includes the development of the Airport Heights Subdivision with 28 residential lots, each approximately 30.0m by 40.0m, accommodating two semi-detached dwellings per lot, each with individual water and sanitary connections. The subdivision features a 20.0m wide road allowance with a 6.5m wide granular driving surface, 1.0m granular shoulders, and roadside ditches to manage runoff, with about 1,000m of new ditches and drainage directed to the river. Culverts are specified for driveway and road crossings. Electrical infrastructure includes extending overhead power lines and installing utility poles, with coordination required with electrical and communications authorities; street lighting is included. The water system involves a 200mm diameter watermain (approx. 900m), and the sanitary system includes 700m of gravity sewer main, a new sewage pumping station with associated force main, and integration with existing treatment lagoons. The contractor will act as Prime Contractor, coordinate materials provided by the community, retain necessary sub-contractors, and import any additional required materials. The Tiny Homes Subdivision includes a 260m crescent street with 12 residential lots (22.0m by 30.0m), each intended for a single-family dwelling with individual water and sanitary connections. The road follows a similar cross-section as above, with roadside ditches draining to the Attawapiskat River. The development will have a 150mm watermain (245m), a 200mm gravity sewer (155m), capped services at the property line, and fire hydrants. Electrical service and street lighting will be installed via utility poles, with coordination required for electrical and telecommunications tie-ins. The subdivision also requires installation of fiber optic and telecommunication lines. Bidders are required to coordinate with relevant authorities for all utility tie-ins and install infrastructure at a minimum depth specified by geotechnical recommendations, with some materials provided by the community.
