The work consists of furnishing all qualified personnel, supervision, materials, equipment, and services necessary to perform maintenance, repair, replacement, and/or demolition of Plumbing Systems, HVAC-R Systems, Mechanical Systems, Electrical Systems, and Control Systems for facilities managed by the Veterans Affairs Maryland Health Care System. Work will be performed under multiple Firm-Fixed Unit Price Blanket Purchase Agreements, with specific requirements defined in individual task orders. Services may include, but are not limited to, plumbing and pipe system repairs and installations; medical gas systems testing, repair, certification, and replacement; sewer and storm drain cleaning and repair; steam, heating hot water, and chilled water system testing, repair, replacement, or demolition; underground utility excavation and repair; domestic water systems and backflow device testing; installation and repair of fixtures, pumps, heat exchangers, pressure vessels, water heaters, and lift stations; HVAC-R system repairs and replacements including air handlers, chillers, cooling towers, fan coils, ductwork, controls, variable speed drives, motors, compressors, and refrigeration equipment; Direct Digital Control system installation, programming, upgrade, repair, and replacement; electrical system testing and repair including generators, transformers, panels, breakers, conduits, circuits, lighting, and associated components; and mechanical systems supporting medical air, vacuum, oxygen, and dental systems. Ancillary construction may include carpentry, concrete, framing, insulation, drywall, painting, flooring, doors and hardware, landscaping, cabinetry, and security hardware. All work must comply with applicable federal, state, and local codes, VA requirements, and specialty certifications. The prime contractor must hold current Maryland plumbing and HVAC-R licenses and is responsible for warranty of all materials, equipment, software, and labor for one year after systems are brought online. Task orders are expected to range from $10,001 to $100,000, with a ceiling of approximately $300,000 per task order, over a five-year BPA period.
