The scope of work is to replace the six existing 250-gallon, 400,000 BTU gas-fired water heaters with six new 250-gallon, 800,000 BTU gas-fired water heaters for SRCI Complex 1 housing units A, B, and C. The new water heaters must include a horizontally mounted NEMA-rated control enclosure (reference detail SB-92747-1) and meet the specifications of detail SB-91833-1, with the addition of tempering valves for each housing unit. The water heaters and tempering valves must have BACnet capabilities, but will not be connected to the BAS as part of this project. A dedicated electrical circuit will be added for each water heater, and new heat trace will be installed on all rooftop cold-water and hot-water piping. The electrical panels serving these water heaters are to be replaced with new service panels. There are three housing units in this project, each containing two water heaters. Units cannot be replaced all at once. Replacement must be phased and sequenced to ensure continuous hot-water availability in each housing unit at all times. Each complex must maintain operational hot-water service throughout construction, and water heaters must be replaced in a manner that prevents any interruption of service. The following range is a project estimate for bonding purposes: $800,000-$1,200,000 *The value for this project is based on a financial range.
