Site work and new construction of a multi-residential development in Salem, New Hampshire. Completed plans call for the construction of a 23,400-square-foot, three-story above grade multi-residential development; and for site work for a multi-residential development.

The Salem Housing Authority is requesting proposals for Construction Management Services for the proposed Millville Heights Housing Development in Salem, New Hampshire. The project involves the construction of a new three-story, approximately 23,400-square-foot apartment building that will include 23 LIHTC rental units with a preference for those with veteran status. The scope of services for the prospective Construction Manager will include preconstruction services such as providing cost estimates at the schematic design and design development phases, with a detailed Guaranteed Maximum Price (GMP) estimate based on final construction documents. The CM will also provide constructability review, value engineering, and detailed construction schedules at 30%, 60%, and 90% design development milestones. Preconstruction Services - Provide cost estimates based on the project documents. At least one cost esOmate shall be prepared at the schematic design and design development phases. AddiOonal cost estimates shall be prepared, as needed, to inform Owner. A detailed Guaranteed Maximum Price (GMP) esOmate shall be prepared based on the final construcOon documents. - Provide constructability review, recommend potenOal design improvements, suggest material or equipment alternatives, and complete value engineering at 30%, 60%, and 90% design development milestones. - Provide a detailed anticipated construction schedule for the project at 30%, 60%, and 90% design development milestones.Attend meetings with the project team as needed throughout the preconstrucOon phase. For purposes of this proposal, assume attendance at least five (5) meetings. - Advise on and coordinate purchase of items with long lead Omes that would interrupt the construcOon schedule if purchased atier construction commences. - The design of certain components of the Project may be delegated to Construction Manager. In such circumstances, ConstrucOon Manager shall be responsible for compleOng design or otherwise engaging the required design professionals.
