Chemeketa Community College is seeking proposals from experienced Construction Managers/General Contractors (CM/GC) for the construction of a New Trade Center at the College's main campus. The selected firm will provide services during both design and construction phases. The college intends to enter into a contract including a fixed fee and a Guaranteed Maximum Price (GMP). Direct Questions to: Rosemary Grosz rosemary@randcmanagement.com Deadline for Questions: June 2, 2026 Scope of the Project See Trade Center Programming Final Report (Attachment G) for more detailed information regarding the scope of the project. 1.Trade Center (Main Project) College is seeking CM/GC services for the Trades Center / CTE Quad Improvements Project located on the Salem Campus. The Project is part of the College's 2025 Bond Program and is intended to expand Chemeketa's hands-on workforce and technical training programs through development of a modernized CTE learning environment. The Project generally consists of the construction of a new approximately 12,000 SF Trades Center facility and associated improvements to Buildings 20, 33, and 42 within the north campus "CTE Quad." The Project is intended to support current and future apprenticeship, welding, fabrication, HVAC/R, sheet metal, and related workforce training programs. The proposed Trades Center is anticipated to include flexible indoor and covered outdoor instructional and work areas designed to simulate real-world training environments. The facility is expected to include high-bay shop space, overhead crane infrastructure, instructional support areas, storage, restrooms, utility infrastructure, and covered exterior work areas to support apprenticeship and iron worker training programs. Additional Project improvements are anticipated to include: _ Renovation and expansion of welding and fabrication training areas within Building 42 _ HVAC/R, flex lab, classroom, student lounge, locker, and faculty office improvements within Building 33 _ Relocation and renovation of Sheet Metal program space within Building 20 _ Site, utility, pedestrian circulation, and heavy vehicle access improvements throughout the CTE Quad _ Coordination of future flexibility and potential future expansion opportunities The Project will occur within the center of an active campus environment surrounded by occupied instructional facilities that will remain operational throughout design and construction. Construction activities will require careful coordination with ongoing campus operations, student access, pedestrian circulation, utility infrastructure, and adjacent educational activities
