Reference Number 0000424814 Preconstruction Services and; pending voter approval of a November 2026 ballot measure and agreed upon GMP, Construction Services to include but not limited to procurement, permitting, construction, testing and start-up of a building addition consisting of approximately 20,000 square feet and renovation of approximately 20,000 square feet to the existing Erie Community Center building . Question Deadline 06/01/2026 at 12:00 PM MT Questions are submitted online Yes General Requirements - Contractors License Required - Insurance Required - License Required The following is a summary of work for which Contractor will be responsible: _ Phase 1 Services o Prepare and submit an Initial Guaranteed Maximum Price (IGMP) budget estimate and baseline schedule based on design development documents. o Collaborate with the Town and Engineer through meetings, workshops and conversations to optimize value in the design by suggesting modifications or alternate approaches for construction. The Engineer will incorporate agreed changes into the 100% design. o Continuously monitor changes between 30% and 100% design against initial GMP and baseline schedule. Create and maintain a cost trend log capturing all Accepted/Rejected and Pending changes. o Prepare and submit a final GMP and schedule based on the 100% construction documents. o Prepare and submit a monthly cash flow projection based on GMP estimate Phase 2 Services o Management of the Project including, but not limited to, permitting, procurement, construction, commissioning, closeout, and warranty period. o Management of the Project schedule and budget. o Continuously monitor work progress against the baseline schedule, identify approaching milestones and deliverables, and notify the Town of risks or delays to Project schedule. Develop, prepare and submit Value Engineering Cost Proposals (VECP) voluntarily for consideration by the Town and Engineer. Procurement of major process equipment, including but not limited to electrical, mechanical, doors, windows, cabinetry, and FF&E. o Prepare and submit shop drawings and submittals, as required. Track the submittal review process in a project management system o Submit monthly budget status reports, including spending curves and corrective action required to comply with contract budget. o Assist the Town in receiving approvals for the Project prior to and at the completion of construction.
