Renovation of a municipal facility in Noblesville, Indiana. Completed plans call for the renovation of a 56,321-square-foot municipal facility.

The project consists of replacing the roof systems and all components thereof on all structures at Riverwalk Village. Bonds: 10% Bid Bond, Certified Check required, 100% Performance Bond, 100% Payment Bond. Project description: The purpose of this project is to obtain pricing for the complete replacement of all existing shingle roofing systems at Riverwalk Village. The scope of work includes the main facility roof, the drive through, the front portico, the detached garage located behind the building, and the shelter structure in the rear courtyard near the employee entrance. Project Scope: 1. Verify field measurements and roof areas for the main facility, drive-through, front portico, detached garage, and rear courtyard shelter prior to ordering materials and beginning work. 2. Coordinate scheduling, site access, staging areas, dumpster placement, and occupant protection so the facility remains safe and accessible during construction. 3. Provide all labor, materials, equipment, supervision, safety measures, fall protection, and temporary protection necessary to complete the roof replacement in accordance with applicable codes and manufacturer requirements. 4. Protect landscaping, sidewalks, pavement, wall surfaces, doors, windows, mechanical equipment, and adjacent building components from damage during roof removal and installation. 5. Remove and retain existing gutter guards for reinstallation after roofing work is complete, unless any sections are found damaged beyond reuse. 6. Tear off and remove the existing asphalt shingles from all designated roof areas, including all accessory roofing materials associated with the existing shingle roof system. 7. Remove and dispose of existing underlayment, ice barrier membrane, starter courses, ridge cap shingles, hip caps, and ridge vent materials. 8. Remove and dispose of existing drip edge, gutter apron, valley metal if present, step flashing, counter flashing, wall flashing, pipe boots, roof vents, curb flashings, and all other flashings associated with the roof system. 9. Remove deteriorated roof decking and any associated roofing components that must be detached to complete deck repairs. 10.Inspect the entire roof deck after tear-off and refasten any loose decking to the supporting structure as required to provide a sound substrate for the new roofing system. 11.Replace damaged, delaminated, water-stained, or otherwise deteriorated roof decking with new decking of matching thickness and appropriate type for the application area, including treated OSB where required at firewall locations and standard sheathing at typical areas. 12.Install new drip edge and gutter apron metal at all roof perimeters where required to provide proper edge protection and water control. 13.Install self-adhered ice and water shield at eaves, gutters, valleys, transitions, and other vulnerable locations, extending to code-required coverage and in accordance with manufacturer instructions.14.Install synthetic underlayment over the remaining roof deck in shingle-fashion and in strict accordance with the roofing manufacturer’s published installation requirements. 15.Install new valley lining or valley flashing as applicable to the roof configuration and shingle system being provided. 16.Install new flashing at all walls, parapets, firewalls, curbs, roof-to-wall transitions, and similar conditions, including step flashing, counter flashing, apron flashing, and termination details as required for a complete watertight assembly. 17.Install new coping-related flashing details at firewall conditions where existing wall caps or coping interfaces require roofing tie-in for proper weatherproofing. 18.Install new pipe boots or flashing collars at every pipe penetration and provide new flashing and sealant at all roof penetrations, projections, and equipment curbs. 19.Install new roof vents and ventilation components at existing vent locations, including ridge vent materials where present, to maintain or improve the performance of the existing roof ventilation system. 20.Install starter shingles at all eaves and rake edges in accordance with manufacturer requirements for wind resistance and system warranty compliance. 21.Install new architectural asphalt shingles across all field areas in accordance with manufacturer specifications, including required fastening pattern, exposure, alignment, and weather-lapping procedures. 22.Install matching hip and ridge cap shingles at all hips and ridges, including shingle-over ridge vent assemblies where applicable. 23.Seal all exposed fasteners, terminations, laps, and transition points with manufacturer-approved sealant where required to complete the roofing system. 24.Reinstall the existing gutter guards after completion of roofing work and verify that gutters and downspouts remain free of roofing debris. 25.Perform daily and final cleanup of all roofing debris, fasteners, packaging, and related construction waste from roof surfaces, grounds, planting beds, sidewalks, drive lanes, and all other affected areas of the property. 26.Include dumpsters, hauling, lawful disposal of removed materials, and all associated transportation and tipping costs in the base bid. 27.Include an allowance for replacement of up to 25 sheets of roof decking in the base bid. Any decking replacement exceeding this allowance shall be identified and priced on a per-sheet basis as a unit cost.
