Renovation of an educational facility in New Haven, Connecticut. Completed plans call for the renovation of a educational facility.
101 College Street is a state-of-the-art life sciences building the core and shell of which has recently been completed. Tenants Alexion, BioLabs, and Yale are currently occupying their respective floors. This lab fit out represents a Phase 2 expansion of the Biolabs space on level 2, located directly above and Alexion laboratory on level 1. The project consists of building out a private wet lab. The limits of construction will include office and dedicated lab space, kitchenette, AV conference rooms, IT/Elec closets and all required MEP/Equipment. Further description is noted below: 1. Architectural Minor modifications and preparation work to the current space to receive the new wet lab improvements. The construction limits are noted on the accompanying drawings. New partitions as shown with required blocking. Millwork including: trim, and built-insFixtures including cabinetry, countertops, displays, and lab casework. Finishes including walls, ceilings, floors all within the defined work area Equipment: as noted in the drawings and in the equipment schedule; furnished and installed with all appropriate utility connections. Furniture - Not in scope 2. Structural No structural work in this area. Any penetrations though structural floors or walls must be coordinated with the Architect of Record well in advance of any work being done so as not to impede or delay progress. It will be the GC's responsibility to retain an owner-approved testing agency to x-ray proposed penetrations through structural walls and floors and to prepare, submit and revise as necessary, submittals for all proposed structural penetrations. These are to be submitted to the architect and no such work can proceed without written approval from the architect. 3. Mechanical Required HVAC Equipment Tie into existing supplies and returns and furnish and install all ductwork, dampers, grilles, and controls for a complete and functional HVAC system Modify any mechanical utilities serving the work zone as required by the design documents. Furnish and install remote equipment such as condensing units including the routing of refrigerant, condensate and electrical lines. 4. Electrical Furnish and install all fixtures and associated wiring as required in the contract documents. 5. Plumbing Provide new supply and return lines as required by the improvements. Furnish and install all specified fixtures with required supplies, returns, drains, backflow preventers, valves and controls as required by the contract documents. 6. Fire protection & Fire Alarm System Coordinate and integrate new detectors and monitoring modules with base building system. Modify the sprinkler heads to accommodate wall placement to meet code Contractor to carry the cost for fire watch while sprinkler system is impaired This project is Open Shop.
