Renovation of an educational facility in Detroit, Michigan. Completed plans call for the renovation of a educational facility.

The project consists of cleaning, repairing, and restoring portions of the existing brick masonry and precast concrete units on the Skillman Building at Wayne State University's Main Campus in Detroit, Michigan. The scope includes removing and replacing the existing exterior windows, with window replacement to be performed as specified and per drawings. The work involves selective demolition of the existing exterior windows, installation of a new curtain wall assembly, replacement of existing precast concrete sealants, and flashing repair. All dimensions must be verified by the contractor prior to bid submission. No change orders or allowances will be considered for additional quantities or material required to complete the project. Major aspects include: - Contractor site visit and familiarity with existing conditions. - Submission of a workplan to WSU and Consultant Team indicating understanding of construction means, methods, sequences, and procedures. - Cleaning existing precast units at new curtainwall locations to install sealants. - Repairing existing structural steel supports and attachments for window bracing. - Installing new structural steel supports and braces for new curtainwall assemblies. - Removing and replacing existing sealants at precast panel units at new curtainwall locations. - Incorporation of wiring and connecting WSU alarm system to new doors at entrance. Instructions to bidders require: - Providing and maintaining all enclosures, fencing of construction area, interior and exterior protection, and ground protection as required. - Removal of all existing joint sealant and back-up material from precast units at window replacement perimeter locations and other perimeter joints within designed exterior walls with new window assemblies, followed by installation of new back-up material and silicone joint sealant. - Trimming of all existing gaskets and provision of wet glazing seals to all glazing frame joints at designated new windows, including glass-to-frame, and frame-to-frame joints, with bond breaker and silicone joint sealant. Approximately 900 lineal feet of wet glazing sealant is required, with contractor to field verify all quantities. - Cutting and removing existing sealant and backer material from existing precast concrete units and replacing sealants at joints per NPCA recommendations at window locations throughout the exterior of the building, localized and isolated to the east, north, and west elevations. Approximately 280 lineal feet of general repair is required, with contractor to field verify all quantities and provide unit prices for localized and isolated repairs. - Providing barricades and signage in work areas to prevent public access to construction zones.
