Professional architectural and engineering services are required to support the renovation of the main exterior entrance of an active medical facility. Services include healthcare planning, site investigation, architectural, structural, civil, mechanical, electrical, environmental, and life safety design; preparation of complete construction drawings and specifications; third-party cost estimating; and construction period services. The work encompasses evaluation and redesign of the entrance plaza, sidewalks, approach paths, drainage, grading, exterior finishes, railings, and architectural façade elements, along with the design of a new ADA-compliant handicap ramp. The A/E shall develop phased designs to maintain hospital operations, safe access, and infection control during construction, address life safety deficiencies, and comply with ADA, NFPA Life Safety Code, energy conservation, OSHA, NEC, VA Technical Information Library standards, and Program Guide PG-18-15. Required deliverables include design submissions at 25%, 75%, 100%, and final contract documents, AutoCAD-based drawings, specifications, cost estimates, infection control risk assessments, and coordination of fire and life safety peer reviews. The scope also includes environmental and occupational safety compliance, site verification, preparation of measured drawings, and asbestos and lead-based paint assessment and abatement design through a certified industrial hygienist, with integrated phasing and restoration details.
