Reference Number 0000425418 The City of Jersey City, Department of Public Works, seeks qualified HVAC contractors to replace aging and/or deficient HVAC equipment at the Pershing Field Complex. Question Deadline 06/024/2026 at 4:00 PM ET Should a Bidder find discrepancies or omissions from the Contract Documents or should he/she be in doubt as to their meeting, he/she should at once notify the Purchasing Agent in writing via Bid Sync. Every request for such interpretation shall be in writing and to be given consideration, must be received at least seven (7) calendar days MBE (20%), WBE (20%) The intent of this contract is to furnish and install replacement equipment, complete all related demolition and disposal, provide necessary rigging and crane services, make required roof, curb, piping, gas, electrical, control, and related connections, perform startup, testing, balancing, commissioning assistance, and provide warranty and closeout documentation. The finished installation shall be complete, code-compliant, operational, integrated with existing conditions, and acceptable to the City. The successful bidder shall provide all labor, materials, equipment, supervision, permits, licenses, engineering coordination, crane and rigging, demolition, disposal, installation, startup, testing, warranties, and closeout documentation necessary for the following replacement work at Pershing Field Complex: o Replacement of four (4) rooftop heating and cooling units serving the Pershing Field Community Center. o Replacement of one (1) rooftop unit serving the Pershing Field main office building. o Replacement of two (2) pool heat exchangers serving the public pool. o Replacement of three (3) Reznor-style unit heaters o Associated curb adapters or new curbs, flashing, roof repair, penetrations, gas/electrical/control tie-ins, disconnects, condensate piping, smoke detectors, economizers where required, BAS/BMS coordination where applicable, and all appurtenances necessary for a complete installation. No maintenance pricing, monthly air filter pricing, year-round service labor rates, or duct cleaning pricing shall be included in this replacement bid unless specifically listed. Base Bid Scope The Base Bid shall include a complete, all-inclusive proposal price for the removal and replacement of the equipment listed below, including all labor, materials, equipment, crane/rigging, disposal, permits, inspections, roof work, curb work, piping, controls, electrical coordination, startup, testing, warranty, and closeout. o The successful bidder shall remove, demolish, and legally dispose of existing rooftop units identified for replacement. o Replacement units shall be equal in size, performance, voltage, phase, heating/cooling capacity, airflow, and serviceability to the existing equipment unless otherwise approved by the City or required by code/design calculations. o Bidder shall field verify existing unit data, curb dimensions, duct openings, electrical service, gas service, controls, condensate routing, service clearances, roof access, crane access, structural conditions, and all dimensions before ordering equipment. o Contractor shall furnish and install new one-piece curbs or curb adapters where required. Curbs/adapters shall be compatible with the replacement equipment and existing roof conditions and shall provide a weather-tight, code-compliant installation. o Contractor shall be responsible for all roof material demolition, repair, flashing, counterflashing, pitch pockets, sealing, and waterproofing required to install the new equipment and curbs/adapters. o The electric supply shall be reconnected in a code-compliant manner. Wiring through curbs or roof penetrations shall be coordinated to avoid unnecessary penetrations and maintain weather-tight conditions. o Provide unit-mounted disconnects/circuit breakers, convenience outlets, smoke detectors, condensate overflow switches, economizers, low ambient controls, controls interface, and other accessories required by code, manufacturer, and existing building operation. o Existing ductwork shall be reused only if suitable. Any transition pieces, canvas connectors, sealing, insulation, balancing dampers, or minor modifications needed for a complete installation shall be included. o Contractor shall protect the building interior from weather, dust, debris, vibration, and water infiltration during removal and installation. o Crane/rigging work shall be planned, permitted, insured, and performed by qualified personnel. Street, sidewalk, park, or public access impacts shall be coordinated with the City. Zamboni Room Unit Heater Replacement Requirements o Contractor shall remove and legally dispose of three existing unit heaters and install three new Reznor-style gas-fired unit heaters or approved equals. o Contractor shall verify heating capacity, gas pressure, gas piping, venting, combustion air, mounting heights, clearances, electrical supply, controls, thermostat locations, and fire/lifesafety requirements. o Provide mounting supports, vibration isolation where needed, gas shutoff valves, drip legs/sediment traps, venting, combustion air provisions, electrical connection, thermostat/control wiring, and startup. o Installation shall comply with manufacturer requirements, fuel gas code, mechanical code, electrical code, fire code, and authority having jurisdiction requirements. o Contractor shall test-fire each unit, verify safe combustion, document operation, and provide startup reports.
