Renovation of a mixed-use development in Braxton, Mississippi. Completed plans call for the renovation of a educational facility.

The Piney Woods School is currently soliciting preliminary pricing proposals from qualified General Contractors for the Phase 1 Exterior Renovation of Iowa Hall located on the Piney Woods School campus in Piney Woods, Mississippi. The school has engaged Jason Meyering Architecture to prepare the attached Design Development pricing package for contractor review and preliminary cost estimating. This project represents the first phase of a broader multi-phase renovation initiative for Iowa Hall, originally constructed in 1940. Current Phase 1 Scope Includes: o Roof replacement and insulation upgrades o Exterior masonry restoration and weatherproofing o Window and exterior door replacement o Exterior Insulation and Finish System (EIFS) facade improvements o Site drainage, erosion control, and grading improvements o Concrete patio and related sitework o Utility preparation work supporting future Phase 2 improvements The school is conducting this as a private competitive procurement process and reserves the right to: o Reject any or all proposals o Request clarifications or supplemental information o Negotiate scope, pricing, alternates, schedule, or terms o Select a contractor based on qualifications, experience, schedule, and overall best value to the school rather than solely lowest price Bonding Requirements: A bid bond is not required at this preliminary pricing stage. However, the selected contractor may be required to furnish 100% Performance and Payment Bonds prior to final contract execution. o Questions Due: June 2, 2026 Phase 1 - The proposed 2026 exterior renovation includes the following scope : 1. Sitework : a . Repair and refinish parge coating at all area wells . b . Scrape and paint all handrails and guardrails . C. Clean and repair all existing paving . d . Clean and repair all existing area drains . e . Clean and repair all existing drain tiles and verify daylight location . f . Provide a new concrete patio at the southeast corner . g . Provide a new concrete equipment pad at the northeast corner . h . Regrade existing site for positive drainage away from Iowa Hall . Reseed disturbed areas to match adjacent groundcover . 2. Roofing : a . Demolish existing standing seam metal roofing down to wood deck . b . Remove west facing dormers with round vents . C. Provide additional structure for new east facing roof monitor . d . New vented roof insulation above the roof deck . e . New standing seam metal roofing system . f . New soffit and fascia assembly as detailed in the drawings . g. New gutter and downspout assembly connected to drain tile . h . Rough in components for ventilation of a fume hood and sanitary sewer . 3. Windows and Doors : a . Storefront at new roof monitor . b . Replace all punched windows with new operable windows . C. Restore window openings at east elevation that have been infilled . d . Existing west facing storefront and entrance system to remain . Clean and repair . e . Enlarge openings at the lower level , south end of east facade , for new storefront and entrance system . f . Replace all existing exterior hollow metal doors and frames with fiberglass doors and frames . 4. EIFS at East Facade : a . At exterior walls east of the existing stair towers , remove the masonry chimneys , and patch and restore the brick , suitable for recladding . b . Install a new EIFS cladding system east of existing stairs meeting the insulation and weather resistance requirements , full height . C. Provide sleeves as required for future mechanical equipment 5. Masonry Cleaning at Stair and Elevator Towers : a . At exterior walls of the stairs and elevator towers , clean the existing brick and point any mortar joints needing repair . b . Clean and reseal existing parge coating at the lower level . 6. Masonry Restoration at West Facade : a . At exterior walls west of the existing stair towers , repair and repoint all original 1940 masonry that is currently exposed . Clean and prep for new high - performance coating . b . Apply a high - performance water repellant coating to existing 1940 masonry . c . Alter , repair , and recoat existing EIFS around windows and at the top of the wall . d . Clean and reseal existing parge coating at the lower level . 7. Utility and Engineering Preparation for Phase 2 : a . At the north and south faces of each stair tower , install an architectural louver to exhaust and relief air systems to be completed in phase 2 . b. At the northeast corner of the building complete installation of domestic water , sanitary sewer , and fire protection services in preparation for phase 2 .
