Demolition and new construction of a multi-residential development in Tahlequah, Oklahoma. Completed plans call for the demolition of a one-unit multi-residential development.
The work involves the demolition and turnkey construction of one 2-bedroom, 1-bathroom replacement home located in Tulsa County. Contractors must furnish all necessary labor, quality control, licenses, material, equipment, tools, supplies, permits, insurance, and supervision to complete the project. The scope includes safe work practices for areas that tested positive for ACM, as noted in the attached ACM Report. The project must be completed within 120 work days, with a penalty of $1,000 per day for each day beyond the contract end date unless contract extensions are granted under extenuating circumstances. Bids will be awarded to the lowest, most responsive/responsible bidder. The selected contractor must execute the contract within ten days of award. The contractor cannot begin work until the family signs a Deed Restriction Agreement and a Purchase Order is issued as the Notice to Proceed. The Housing Authority reserves the right to reject any and all bids, determine if a bid meets requirements, and award a contract in its best interest. Bidders are responsible for any costs related to the preparation and submission of their bids. No bid may be withdrawn within 30 days after the closing date. Late bids will not be considered or opened. Wage Rate OK20260081 Modification #0 is applicable to this project; higher state or Tribal wage rates do not apply.
