Renovation of a multi-residential development in Federal Way, Washington. Completed plans call for the renovation of a multi-residential development.

Work includes but is not limited to: good faith asbestos inspection(s) testing to comply with RCW 49.26.013 as required to achieve scope of work; removal and replacement of all existing roofing materials and 234 sheets of plywood deck sheathing as well as 320LF of fascia board; provide and install new 1/2 " CDX plywood deck sheathing and roofing materials according to manufacturer's recommended installation specifications; inspect all exposed roof framing for any rot or damaged materials and repair as needed; block and seal any existing gable vents from attic interior; provide and install all new approved roofing system components; install Gibraltar Building Products PRV50BL Plastic Roof Vent or approved equal with minimum 50 sq.in Net Free Area ventilation, and Cor-A-Vent IN-Vent Attic Roof Vent or approved equal; install all metal 24-gauge flashing components according to manufacturer's recommendations; install permanent fall arrest/restraint roof anchors and all other accessory items; install new fascia boards where there is any decay or rot, including painting of all fascia prior to installation of new gutters; install new 5" K-style aluminum gutters and 2"x3" aluminum downspouts to match existing locations; removal, disposal and replacement of all siding at rake walls above roof line for buildings N, P, Q, R, S and Rec Room; removal and replacement of WRB behind siding at rake walls; installation of all flashings, SAM and penetration gaskets required for a complete siding system at rake walls; haul away and dispose of all debris and demolished materials; include painting all b-vent flashings, roof accessories and lead pipe flashings as needed; daily cleaning and final cleaning of all trash and debris; prevailing wage rates to be included; acceptable roofing products must meet required warranty requirements; provide all applicable permits. Bidders must have a current certificate of registration as a contractor for the last three years under the same name and have completed the required L&I training.
