Closing Time: 2:00 PM NT Question Acceptance Deadline 2026/06/19 03:00:00 PM NDT As part of the ongoing St. John's Port Authority (SJPA) Improvement Program, the Port has identified the requirement for an improved dockside experience to greet cruise passengers as they enter and exit the Pier. The Cruise Building will consist of two separate components: a seasonal temporary Security Building and a permanent Passenger Pavilion. This document outlines the scope of work, including all structural, architectural, mechanical and electrical works for the Security Building. Detailed drawings are provided in Appendix A. Scope of Work Work in this project will include but not be limited to the following: Structural The Contractor shall supply, fabricate, and install all structural components required for the buildings, including all structural framing and support systems. Work includes, but is not limited to: • Structural framing for floor, wall, and roof systems designed for operational and environmental loads. • Structural supports, bracing, and interface connection details. • Supply and installation of all structural steel, timber, fasteners, anchors, and connection hardware. • Structural components required to support seasonal installation and removal of Security Building. • Provision of lifting points and structural lifting/handling features integrated into the Security Building design. • Supply and installation of independent access/egress structures including stairs and/or ramps (as required). Mechanical The Contractor shall supply and install complete mechanical systems. Work includes, but is not limited to: • HVAC system installation including heating, ventilation, and cooling. • Installation of ventilation systems including exhaust for washrooms and required air exchange. • Supply and installation of domestic plumbing systems including hot water, cold water, and recirculation piping. • Installation of drainage systems including sanitary, storm, condensate, and associated piping within the building footprint. • Mechanical equipment installation including all associated controls, piping, insulation, hangers, and supports. • Testing of mechanical systems and verification of proper operation prior to handover. Electrical The Contractor shall supply and install complete electrical systems. Work includes, but is not limited to: • Electrical service connection from existing SJPA tie-in point to the buildings • Power distribution within the buildings including panelboards, breakers, receptables, and wiring. • Interior and exterior lighting systems. • Emergency and life safety systems as required. • Fire alarm system installation as required. • Communication rough-in and systems as specified. • Backup power/emergency essential power provisions as required. • Testing and commissioning of electrical systems for operational readiness. Architectural The Contractor shall supply and install a complete Security Building, including all architectural components required for a complete operational facility. Work includes, but is not limited to: • Supply of building units complete with exterior envelope and interior finishes. • Exterior wall assemblies, cladding, insulation, air/vapour barrier, and weatherproofing suitable for marine environment. • Roof assembly including insulation, membrane, flashing, drainage, and all waterproofing details. • Interior partitions, doors, hardware, glazing, windows, and trim. Interior finishes including wall finishes, ceiling finishes, flooring, and baseboards. • Installation of barrier-free access requirements and code compliance items. • Coordination of building layout including security/tourism space, supplies area, lunch/locker room, washroom, and circulation areas. • All sealants, firestopping, and envelope continuity required for a complete building system.
