Renovation of a multi-residential development in Kansas, Oklahoma. Completed plans call for the renovation of a multi-residential development.
The Housing Authority of the Cherokee Nation is seeking bids from interested parties for the rehabilitation of one home located in Delaware County. Work will be completed according to the work write-up. The job must be finished within 21 working days. Work should begin within two weeks of notification or $100.00 will be charged for liquidated damages to the contractor for each working day of extension over the contract end date. To be considered a responsive/responsible bidder, the Mandatory Bid Response sheet and the Work Write Up must be fully completed. Bidders must be TERO certified to receive preference, and proof of certification must accompany submittals. The successful bidder must comply with Tribal rules and regulations and TERO requirements. A purchase order will be issued to the responsible contractor who provides the lowest, most responsive bid in accordance with HACN Procurement Policy, subject to availability of funds. Bids may be emailed or hand delivered. It is the bidder’s responsibility to ensure delivery before the deadline. Bids will be accepted from both Indian and Non-Indian bidders. HACN reserves the right to decide if a bid meets stated requirements and to award a purchase order based on the best interest of HACN, including but not limited to total cost and bidder capability. Bidders are responsible for any costs associated with bid preparation and submission. No withdrawal of bids is permitted within 30 days after the due date. HACN reserves the right to reject any and all bids. Indian preference will be given only to bidders providing proof of current Cherokee Nation TERO certification. Cherokee Nation TERO requirements apply, including a fee of ½ of 1% of the contract award. The successful bidder must complete the TERO Labor Agreement and pay all applicable fees, including $25 per day per non-Indian employee on the project. Davis-Bacon Wage Rate #OK20260005, Modification Number 0, Publication Date 1/2/2026, applies. Any state or Tribal law requiring higher wage rates than the Federal rate will not be enforced.
