Site work and new construction of a transportation facility in Nashville, Tennessee. Completed plans call for the construction of a 20,600-square-foot transportation facility.

This project offers the opportunity to design, build, and operate a full-service common use or credit card lounge serving passengers at the airport. The lounge should provide an atmosphere comparable to a first-class passenger lounge in an airport environment. Proposers may suggest a range of concepts, with the overall variety, quality, and services required to meet the minimum requirements specified. The location available for the lounge includes approximately 20,600 leasable square feet of shell space, which will include the reception area, storage, and office space. Proposers are required to register with the e-bidding platform prior to downloading the proposal, and registration is free. All required proposal documents, including prime/subcontractor license information if applicable, must be scanned and uploaded to the appropriate solicitation file on the e-bidding system. Proposals must be submitted on the provided form, and the successful proposer will be required to execute the contract and all related documents requiring execution. Organizations must ensure that their proposals are signed by an authorized signer with the authority to bind the company to all terms, conditions, articles, and obligations. Proposers are strongly advised to review all RFP documents and instructions to proposers carefully before preparing and submitting their proposals. All questions posed at the Pre-proposal meeting will be responded to in full in writing via e-mail by Friday, June 19, 2026 All communications during this solicitation process shall be in written form and directed to the Procurement Department, only by fax at 615-275-2349 or via e-mail at purchasing@flynashville.com. The Proposer, its agents or employees, shall not contact or communicate with MNAA's Board Members, President, Staff, Consultant, or Legal Counsel, nor shall the Proposer have other parties make such contact or communication on their behalf. The location that is available for the Common Lounge includes approximately 20,600 leasable square feet of shell space (that will include the reception area, storage, and office space). Proposer must adhere to the lease lines provided in Exhibit A-1 and acknowledges that Authority may lease the remaining space for either a common lounge, credit card lounge, or airline lounge. The location has direct access to stairwells, two elevators, and large windows with excellent views of the airfield and surrounding areas. Drawings that show the available Common Lounge location is shown in Exhibit A-1, to this RPF in Exhibits A and B. The space shall be used by the selected Proposer solely for the operation and management of a Common Lounge. The proposed lounge should reflect innovation in new and current airport trends, including a modern design incorporating region specific art and theming. The Proposer must design, construct and operate the Premises using sustainability principles applicable to air management, water management, power management, waste management and other environmentally friendly practices as applicable. The Proposer will be responsible for the construction cost of the space as well as ongoing expenses including, but not limited to, insurance, fees, taxes, maintenance, wired or wireless connectivity, and utilities that service the Common Lounge. The Common Lounge must allow access to customers flying on any airline, regardless of class of ticket, for a fee and may also allow access to customers belonging to partner organizations such as airlines, credit card companies, etc., with complimentary or paid Common Lounge membership benefits. The Common Lounge layout should provide a mixture of seating options and include a variety of zones for resting, dining, working, and playing (kids zone).
